As Capital Projects Manager I oversaw all new construction, remodels and other capital building upgrades of 26 locations within the Tulsa Library system. I worked closely with architects and engineers in document and bid preparation. I developed and wrote RFP’s for internally administered construction projects. I oversaw construction budgets and schedules in all project activities. I negotiated and controlled costs with contractors and vendors. I acted as owner’s representative and closely monitored quality. I worked directly with the Library's Executive Team to ensure goals were met by each project. At the onset of the pandemic I was responsible for acquisition, warehousing, distribution, tracking and trending of pandemic PPE for the Library system's employees.

As a Project Superintendent, my main purpose was to exercise direct supervision over assigned construction projects. These projects ranged in size from $10k to $10M. I provided direction, leadership and guidance to employees and subcontractors, assisting them in planning, coordination and execution of their work. I completed projects in a timely and economical manner with the highest standards of workmanship. I maintained and updated project schedules and logs. I coordinated corporate safety policies and ensured project compliance.

As a carpenter foreman, I was responsible for assisting the Project Superintendent by performing specifically delegated administrative and technical work assignments. I exercised direct supervision of carpenters, laborers, concrete finishers and other crafts employed by the company. I coordinated with other trades for timely completion of linked tasks.
