During my tenure with Mavis I opened 50 new stores in 4 years; a total of over $34 million in construction cost and and 435,000 SF built or renovated. • Managed 20 plus projects in various stages of development. Lead the design, entitlement and construction of a shopping center in Newburgh, NY to accommodate a Mavis, Buffalo Wild Wings and Aspen Dental.• Successfully obtained government approvals in towns and cities throughout NY, NJ and PA as well as in the boroughs of New York City. • Managed planning, design, budgets, internal and external approvals.• Responsible for negotiation and award of contracts. • Initiated and organized marketing events at NY ICSC as well as made presentations at NY ICSC upstate conferences to promote the Mavis brand and facilitate deal flow.

Managed the due diligence on over $100 million in raw land, building acquisition, ground lease deals, leases and Build-To-Suit arrangements.Played a key role in establishing the real estate department. Recruited, hired, trained and supervised project managers who were responsible for due diligence, site planning and entitlement. Developed entitlement strategies and made presentations before planning and zoning boards in major markets such as Chicago, Denver, Cleveland, Cincinnati, Palm Beach, and Phoenix. Successfully obtained approvals for projects involving wetlands, variances, special permits, developer agreements for off-site improvements, brownfields and design mandates.Managed the design process to ensure proposed projects met the lifestyle center or municipal design requirements while still maintaining brand identity.Worked closely with brokers, landlords and sellers to keep multiple projects on track, closings on schedule and met lease milestones. Worked closely with inside and outside counsel on Letters of Intent and Purchase and Sale Agreements as well as work letters. Reviewed development agreements, easements and Covenants Conditions & Restrictions.Responsible for nearly 1 million square feet of ground-up construction and renovations and cultivated an extensive national network of architects, consultants, engineers and contractors. Prepared budgets and pro-formas to help frame project scope and go/no-go decisions. Assisted in the analysis of demographic maps in determining market area and penetration, interpreted data and incorporated into proformas.

Reviewed all commercial applications for new construction and renovations. Drafted guidelines for the Sandy Hook Design District.
