Started the real estate company to provide real estate consulting and project management services to resort developers (Cabo Rojo X-treme Sports Resort & Spa in Puerto Rico); real estate developers (Regency Condado and Laguna del Mar in San Juan, PR and Green Gables Country Club in Denver, CO); and non-profit private institutions (including Vail Christian High School in Edwards, CO and the Aspen Country Day School in Aspen, CO). In addition, the development arm of the company acquires, designs and coordinates the expansion and renovation of homes within premium residential neighborhoods in Denver. Coordinated the overall business plan and strategy for one of the largest developers of entry-level condominium and townhome developments in the greater Denver area. FrontierLiving developed over 2,000 condominiums/townhomes and two land development projects with over 400 lots sold to major national homebuilders.Responsibilities varied by project, but included coordinating the entitlement process, including the planning and engineering; architectural design and product development; assisted the residential sales and marketing; assisted with the construction management and general contractor relationships; management of the home-owners associations; equity and debt presentations and overall coordination/management of daily business of the company.

Oversaw the overall development of the 3,910 acre Catamount Ranch & Club community, including a Tom Weiskopf designed golf course, located in Steamboat Springs, CO; coordinated the development of the Cordillera Valley Club in the Vail Valley and its Tom Fazio designed golf course. Cordillera's Valley Course has been named "Top Ten You Can Play" and selected in the Top 100 golf courses in the United States by GOLF Magazine. Managed the design, approvals and development of the 156-unit Villas at Brett Ranch, an affordable housing development targeted for first time homebuyers and employees of Cordillera and overall Eagle County, 15 single-family homesites and 36 townhouse units.Responsibilities included managing the planning, engineering and approvals for each community; coordination with the golf course architects; golf course construction; construction of the infrastructure improvements; construction of the Club facilities and buildings, including clubhouses; construction of the enclave homes within the community; residential sales and marketing; and finally the coordination and turnover to the operational managers.

Coordinated the planning and development of a 525-acre residential/golf community located just south of Romeo, Michigan. Responsibilities included selecting, coordinating and managing the land planning and environmental consultants, golf course architect (Robert Trent Jones, Jr.), clubhouse architect, residential architects, graphics/marketing consultants, engineers and other subcontractors. In addition, orchestrating the state, county and local government permits and approvals process, including building permits, food service permit and liquor license.The Orchards Golf Club opened in July 1993 and was named "Top Ten You Can Play" by GOLF Magazine. The Orchard Golf Club was selected one of the top ten new public golf courses in the United States by both Golf Digest and GOLF magazines in 1994.In addition, he managed the day-to-day sales and marketing activities for the associated residential development. In addition, he coordinated the establishment of a custom home building business and the required systems and construction procedures. Daily activities include monitoring the construction activities with the on-site construction superintendents, interaction with our customers and working to implement a total quality management system.

Managed the Detroit and Cleveland real estate consulting practices. Consulting experience included the preparation of market and financial feasibility studies for a wide variety of land uses including: single- and multi-family housing; residential/marina projects; office buildings; hotels; industrial/warehouse facilities; retail space; golf course/residential projects; financial structuring and modeling; economic and fiscal impact analyses; corporate facility location studies; and economic development studies. Economic Development - Assessment of the local or regional growth potential, target industry identification and development of marketing brochures, and economic development and downtown retail strategies for state, county, local governmental units/organizations and utility companies. . Economic and Fiscal Impact Analyses - Determined the direct revenues and expenditures, as well as the additional benefits associated with particular development activities.

Conducted public policy analysis concerning the City of Boston's fiscal and administrative management problems. The Bureau is a non-profit, primarily business-funded research organization established in 1932 that acts as a watchdog agency over the City of Boston. Responsibilities included the supervision and development of Special Reports concerning both city and school operations, monitoring City Council and School Committee meetings and the Bureau's capital/annual fundraising. Most of this work involved constant contact with state, local and school officials as well as extensive dealings with Boston's business leaders.

Managed the campaign for Lieutenant Governor of Massachusetts and coordinated policy development between the Governor and Lieutenant Governor candidates and their staffs.Responsibilities included planning and implementing campaign strategy, and policy/debate preparation. Managed the daily operations, as well as, fundraising, research and scheduling.

Advised and developed policies that addressed the critical issues of the administration of Massachusetts state government. Coordinated the development of an action plan for the management of Massachusetts state government programs and bureaucracy. Supervised the research staff, political advisors and coordinated campaign issue responses to federal, state and local special interest groups. Additional responsibilities included central office staff supervision, special events coordination, direct mail fundraising and speech writing.Andrew H. Card Jr. later went on to be Special Assistant to the President for Local Government Affairs in the Reagan White House, Deputy Chief of Staff for President George H. W. Bush, Secretary of Transportation in the Bush 41 Administration and the Chief of Staff for President George W. Bush 43. Paul Cellucci, Chairperson of The Card Committee, was the Ambassador of Canada and former Governor of the Commonwealth of Massachusetts.

Conducted a study evaluating local public pension systems in Massachusetts. The Harvard research team compared the Massachusetts pension systems to pension systems in other states and the private sector. The study was utilized for specific legislative proposals.

The international management consulting firm was engaged in competitive market strategic planning for small businesses. Supervised the Boston office's research of industry, market and individual firms operations. Research included detailed U.S. military jet engine/gas turbine overhaul market, plastics and vacuum pumps. In each case, the objectives were to define profitable markets and likely acquisition candidates.

Advised local municipal officials concerning land use, zoning, economic development and transportation issues. Developed a parks and recreation plan for the City of Three Rivers, as part of the HUD Technical Assistance Program. Coordinated a multi-modal regional transportation systems study in cooperation with the Michigan Department of Transportation resulting in specific highway and transit projects. The study involved extensive community participation and political liaison work between state, county, city and township officials. Also assisted in the establishment of five countywide public transportation systems. Assisted in the federal and state A-95 grant review process for Region III.
