Responsible for all third party leasing and management assignments of approximately 1.3 million square feet in Houston. Portfolio included retail, office, and industrial properties. Clients included: Koll, CB Richard Ellis Advisors, Parsons Engineering, and PNO Limited. • Exceptional client and tenant service resulted in the rapid expansion of my portfolio by 900,000 square feet. These management and leasing contracts were awarded by existing clients.

Operational and leasing responsibilities for Galleria I and III, a 1.2 million square foot, mixed-use retail mall/office/hotel complex. Managed a staff of 50 employees. Worked in every discipline of property management and development, on all property types, prior to promotion to the retail division in Houston. Spearheaded the simultaneous leasing and construction of 23 retail stores in a fast paced re-tenanting project between two sections of the mall. Completed 38 days ahead of schedule and 9% under budget. Assisted in a major multi-million dollar parking structure repair completed 40 days ahead of schedule, and within budget. Parking expert that managed the first self-pay parking system in the United States and worked as part of a Hines project team assembled to develop and test the "Winpark" parking software system that is used nationally by Hines to this day.
