Responsible for a full range of project management duties. This includes designing and completing the budget for each particular project and developing a Schedule of Values for monthly payment applications before the project start date. Produce and update the job progress schedule weekly. When questions need a formal response, Requests for Information (RFIs) are submitted. The response is documented and delivered to all parties that are affected by the issue, which sometimes results in a proposal request. Estimate costs for bids and incorporates the costs into proposal requests. Review and create “scopes” of work for comparison and analysis of costs to produce the “best value” for the project. Those duties also include Subcontract award and management of Subcontractor change orders, Subcontractor requisitions and other required documentation. For work completed by our own forces, it is necessary for the Project Manager to locate vendors and purchase everything from the mundane to the special items. The culmination of the management of Subcontractors and Suppliers is to have the material available and ready for installation when required. This requires the ability to recognize any delivery issues and resolve these issues before they delay final installation. This process of material procurement, subcontractor coordination and contract administration lays the groundwork for a successful project. Act as a liaison with Owners, Project Representatives, and Architects throughout the duration of multiple successful projects while overseeing the labor force and ensuring safe, productive and profitable results.

Involved reading blueprints, overseeing production, reviewing reports, documenting test results, scheduling inspections, and ensuring that project specifications/contractual obligations were met. Also entailed laboratory testing of soils, concrete, masonry, and fireproofing.
