CurrentTitle Review, Ownership Verification, & Landowner Engagement:• Review title documents to verify ownership and confirm legal boundaries.• Locate and contact landowners using title and public records.• Initiate communication to introduce the project, explaining its scope and any potential impact on the land.• Maintain clear communication about project activities, ensuring landowners understand the full impact.Easement Negotiation, Damage Compensation & Repairs:• Negotiate easement terms, ensuring language is clear and mutually agreeable.• Agree on monetary compensation for easements based on land value, appraisal, and potential impacts.• Discuss any damages that occur during project execution.• Negotiate either compensation or arrange for repairs depending on landowner and client preference.• Ensure fair compensation for damages using documented assessments of potential impact.Temporary & Permanent Access:• Acquire temporary and permanent access roads to facilitate project activities.• Negotiate leases for pipe yards and other required facilities.Document Preparation, Execution, & Compliance with Regulations:• Prepare legal documents for easements, access, and compensation agreements.• Ensure documents are reviewed, accurate, and executed correctly.• Deliver compensation to landowners and submit executed documents to the client and leadership for compliance.• Review property appraisals and legal documents for accuracy, land value assessment, and required reclamation procedures.Record Keeping:• Maintain a detailed system database with activity notes, photos, copies of emails and texts, and other legal documents.Team & Contractor Management:• Train and mentor new team members in best practices for landowner negotiation, documentation, and regulatory compliance.• Supervise third-party contractors during surveys and ensure they comply with landowner agreements.
