Maintenance Tech II Responsible for a wide variety of maintenance duties related to the company’s properties including but not exclusively: locks/keys, windows, carpets & tile repair, sinks, bath tubs, air conditioners, plumbing, smoke alarms, wall repair, and oversees all electrical fixtures. Carry out resident work orders in a timely manner and updates status in company tracking system.  Manage allocated budget provided for each work order and property Creates follow up work orders and annual unit inspections Maintains adequate stock of materials, initiates reorder in a timely manner, maintains accurate inventory of all tools and parts; ordering parts and supplies as needed. Responsible for creating lasting relationships with supplies and vendors that service company properties Incoporates safety and customer service, and attends all mandatory trainings and recertification. Travels to suppliers and collects inventory as needed and performs supervisor duties when needed.

 Responsible for a wide variety of maintenance duties related to the mall including building and appliance repair. Carry out mall work orders and submit individual work orders if needed Survey materials and communicate with supervisor the need for reordering. Implement safety and customer service. Stay updated on all certifications and maintenance techniques
