I am a principal partner and expert witness at Landmark Research Group, LLC, a consulting, and appraisal firm specializing in real estate damage economics and complex valuation. Before this, I worked for Bell Anderson & Sanders, LLC, which also specialized in real estate damage economics. This includes valuation issues related to various conditions, such as environmental contamination, natural disasters, eminent domain, crime scenes, construction defects, neighborhood nuisances, location premiums, and other conditions involving a wide variety of property types.I have a Ph.D. from Fielding Graduate University, and my dissertation is titled “Environmental Dead Zones: The Socioeconomic Impacts of Contaminated Neighborhoods.” I also have a Master's degree from Fielding Graduate University, a Bachelor of Science degree from the University of Oregon, a certified general real estate appraiser's license, and a real estate broker's license.My professional experience includes complex valuation and diminution-in-value studies; involving damage issues for government agencies, major corporations, oil and utility companies, developers, and property owners. I have authored and co-authored published articles and taught seminars on valuing properties impacted by detrimental conditions, real estate valuation methodologies, and complex valuation issues for Appraisal Institute chapters, the American Society of Appraisers, the National Association of Independent Fee Appraisers, the Society of Certified Appraisers, the Urban Land Institute, and assessors. He has completed considerable research in the field of property damages and detrimental conditions, having researched disasters such as the Sandy Hook shooting, Hurricane Harvey, Uravan Colorado radioactive Superfund site, Chernobyl nuclear meltdown, the Porter Ranch gas leak, and the Love Canal Superfund site. Furthermore, Dr. Tachovsky has been involved in well over $1 billion in claims over his career across the United States, Canada, Guam, and Australia.
