Created and directed the Environmental Department for an FDIC/OTS regulated, publicly traded bank with a billion dollar commercial real estate loan portfolio. Generated, implemented, and maintained policies and procedures following regulatory and industry accepted guidelines. Negotiated with regulators and attorneys regarding regulatory issues, indemnifications, contracts, and safe harbors. Protected bank from unexpected environmental expenses for 10 years.Created pre-acquisition due diligence regimen for commercial real estate. Designed, directed, reviewed, and performed in-house and outsourced, streamlined, cost-effective investigations for environmental and property condition issues. Reviewed and edited thousands of due diligence reviews.Organized, managed, coordinated, analyzed, and documented environmental due diligence for bank-owned loans, loans in workout, and the OREO process. Understanding the risks, purchased a loan supported by six gasoline stations, conducted pre-foreclosure due diligence, and determined that all stations were contaminated. Successfully navigated the stations through the regulatory and trust fund systems, which allowed for a large return on the sale of the stations, which were eventually remediated.Participated in decision-making regarding asset quality and credit ratings. Helped schedule required actions and implemented time-sensitive management plans.
