This company previously redeveloped was and currently maintains and operates 23 Connecticut Service Plazas.Responsibilities include:• Monitor all operations and maintenance for the Service Plazas• Provide continued guidance on construction matters and individual tenant operations• Liaison between Project Service LLC, tenants, DOT, contractors and surrounding municipalities• Maintain compliance at the Service Plazas with the State of CT• Create a schedule and budget for the reinvestment project• Manage all expenditures for the yearly budget in excess of 10 million dollars • Oversee, analyze and control cleaning and maintenance budget (CAM)• Procure contractors and negotiate construction contracts, controlling construction costs • Evaluate and finalize all bids and proposal documents and approve all change orders • Prepare necessary documentation for legal matters and provide depositions defending the company’s liabilities• Negotiate tenant leases• Secured Rebate Program with local utility companies saving $80k in revenue for the company• Oversee marketing team providing guidance and insight to assist in decision making

Subway® restaurant silent partner of 24 Subway® restaurants throughout Connecticut.Oversee General Manager in leading day-to-day operations. This included staff training (of over 25 employees), scheduling, hiring, and termination, as well as cost control, theft prevention, maximizing profits, reaching and surpassing sales goals.

Construction and renovation supervisor of over 300 Subway store locations throughout Connecticut and New York. Assist in acquiring contractors and vendors as well as finalized bid and proposal documents. • Generate significant new business • Design location layouts • Negotiate leases in Connecticut and New York • Review construction schedules and provide input and direction
