- Design review of consultant’s deliverables, including architectural, MEP, civil engineering and other consultants as necessary; provide design value engineering where applicable.- Provide timely and accurate job budgeting. Includes in house budgeting and third party contractor budget estimates.- Maintain job cost records from project inception to close-out to meet budget. Coordinate with in-house project accounting all necessary recordkeeping and budget updates.- Coordinate all professionals necessary to the assigned project, including architects, engineers, contractors, sustainable and other third-party consultants as required by the project.- Provide tenant coordination, including management of tenant build-out and coordination of all tenant construction activities as required. Coordinate tenant occupancy.- Manage pre-construction initiatives including environmental, soils reports, physical condition assessments, other existing conditions, and negotiation of project contracts, including design, construction and other third-party entities.- Manage and coordinate project insurance needs, preparation of monthly pay application draw requests for lenders, investors or other third-party stakeholders.- Inspect projects at regular intervals to ensure scope, schedule and budget requirements are being implemented; timely report on any anomalies or risks – attend on-site meetings with contractors, design professionals, consultants and other project stakeholders.- Prepare and maintain project close-out reports and assist in the transition of projects to property management group.- Prepare and maintain project reporting for internal and external use where required.- Provide continual review of current standard operating procedures and provide updates with new efficiencies where possible.- Project range from high-value tenant improvement and expansion projects to large “ground-up” development projects.
