Title Examiner
CurrentResponsible for the post-closing compliance review of deeds, mortgages, corporate entity documents, and additional matters of public record associated with the sale and financing of residential and commercial real estate, along with the preparation and issuance of title insurance policies. Responsibilities Include: Reviewing documents recorded with offices of the register of deeds for compliance with requirements as described in title commitments and general underwriting guidelines. Utilizing public and subscription web-based tools to search public records. Including; Municipal tax sites, WCCA, Laredo, Landshark, and GIS maps among others. Direct communications with buyers, lenders, and attorney’s in the process of bringing files into compliance with title requirements and underwriting guidelines. Reviewing legal documents for compliance with issued title insurance commitment and general underwriting guidelines including; operating agreements, mortgage loan documents, trust agreements, power of attorney, and corporate resolutions. Applications of commercial and residential endorsements in adherence of underwriting guidelines.
