My expertise is strata titled property management and law. I work as a strata management consultant & researcher helping strata managers achieve professionalism and become trusted advisors. My academic research and consulting help me to develop operating systems and training programs to professionalise strata management. I believe strata owners must pay more for professional assistance to meet the ever increasing requirements for compliance and strata health and safety. Climate change, aging building stocks, and the building defects crisis are making the job of strata committees and managers harder. Despite this there has been a a race to the bottom on fees. This serves no one. However, strata owners will only pay for more when they see value and professionalisation of strata management. This means transparent pricing for value, and developing specialist knowledge ultimately taught at a university level. I have a Masters in Philosophy (MPhil) from UNSW Built Environment where I won an Australian Research Council Scholarship to work with City Futures Research Centre project 'Reassembling the city: understanding resident-led collective property sales'. The topic of my MPhil thesis is 'The evolution of the anti-commons: Exploring the impact of stratum titled mixed use property on urban renewal'. I also have a Bachelor of laws. Training strata managers has always an important part of my work. I am the Founder and Executive Director of Michael Teys Strata Advisory and write practical training programs and resources that strata managers can use every day to grow their businesses and become trusted advisors. I also write trining modules for RTO's on strata management.My brand range of strata experience includes –• 33 years in private practice as a specialist strata lawyer (1985 – 2018).•

I provide strata management corporate advisory, business development advice, operating systems and , training to strata management agencies and strata committees. My skills in this area come from owning and managing strata management companies and law firms over the past 30 + years as well as recent higher degree research about strata management and mixed-use developments.My strata research is conducted at UNSW where I have just completed my MPhil (Built Environment) and am applying to do my PhD on strata management decision making. My recent research at UNSW concerned the redevelopment of mixed-use schemes past their best use and economic life using strata renewal collective sales and redevelopment plans. I was awarded an Australian Research Council scholarship to do this work where I was part of a larger team of academics researching the phenomena of resident led collective sales.I am an active investor in strata property. My portfolio extends to NSW, QLD and ACT.

In this role I was part of the City Futures Research Centre and City Planning Program team working on the ARC funded project 'Reassembling the city : understanding resident-led collective property sales'. My specific part of this project was to study the impact of mixed use stratum developments on urban renewal by way of collective sales. My thesis is entitled 'The evolution of the Anticommons - exploring the impact of mixed-use developments on urban renewal by collective sales.' It traces the evolution of strata developments to more complex structures involving mixed uses and requiring more complex project structuring and management laws. Anticommons theory is used to explain how the more fragmented property rights become the more likely it is that we risk inefficient use of land resources and can not repurpose important sites when the developments cease ti serve their best use. This study has important ramifications internationally for urban planning, urban renewal, and compact city policy.
