As the head of the Accounts Receivable Department for a Railroad Operations firm, I spearhead the reorganization to enhance the accuracy of client data. I manage accounts receivable and customer relations for two companies within the organization, allocating payments and maintaining a healthy cash flow. I prepare/track over 100 invoices per month, provide financial analysis to drive business performance, and I improved aging receivables by 75% by managing AR tracking databases.

I was the Lead Reviewer for a new lender account and I trained a team of 20 personnel on appraisal review processes and client specifications. We maintained the top spot among all the Appraisal Management companies that the client hired. I conducted pre and post evaluations of appraisals to ensure compliance, data integrity, risk issues, and recorded all the findings. I also ensured that the investor's guidelines were met and file reviews were accurate and met agency requirements. I monitored and managed consistent QC pipelines, provided recommendations and reviewed responses from responsible parties. I maintained knowledge of all regulatory real estate valuation processes and requirements to ensure compliance.

As an acquisitions associate, I was responsible for identifying and presenting investment properties to real estate brokerage firms. I focused on both renovation/reselling and rental income opportunities and provided cost-to-cure estimates to support required ROI metrics. I advised clients on property markets, industry trends, prices, legal requirements, and emerging areas of opportunity. Additionally, I participated in discussions around potential acquisitions, risk analysis, portfolio management, and acquisition strategy, working directly with internal teams, joint venture partners, financing sources, and the brokerage community.

As Valuation Analyst, I contracted with numerous Appraisal Management Companies to evaluate residential valuation products. Using my extensive training in Fannie Mae guidelines, I analyzed distressed and standard sale properties and provided comprehensive narratives with additional comparables, repairs required, and suggested adjusted values. I coordinated with Appraisers and RE professionals to compile all required information and continually maintained an impeccable record while striving for actionable improvements.
