Responsible for underwriting, negotiating, monitoring, and reporting on new business for government-sponsored enterprises (Fannie Mae, Freddie Mac), along with balance sheet. Also responsible for managing the expectations of clients, screening, loan originators, underwriters and closer throughout the loan process. Assist loan originators in bringing in new business and managing that business throughout the loan process, internally and externally. Underwrite and recommend loan workouts, modifications, repayments, foreclosures, and forbearance plans for Commercial Real Estate loans. Monitor approved workout plans through completion. Oversee legal issues related to foreclosure and bankruptcy. Manage and process all bankruptcy filings/ proceedings from beginning through completion. Manage the administration and reporting of all REO activity, property management, and monitoring assets in the process of liquidation to insure highest bids are received and charge off loan to complete life of loan. Write, implement, and develop policies and procedures relating to prudent loan workout and REO administration practices.

Underwrite and monitor workouts of assigned commercial real estate loans. Implement appropriate workout strategies on problem loans. Analyze financial statements, and prepare cash flow analysis for both borrower and property, including the review of appraisals and/ or BPO’s. Evaluate risk of default/ loss, and make recommendations for foreclosure and/ or receivership actions, as appropriate. Perform regular property inspections. Closely interface with legal counsel on matters relating to problem assets, including all bankruptcy actions, receiverships, judicial foreclosure actions, title issues, etc. Assist with the sale of portfolio loans and REO properties.

Responsible for overseeing a portfolio of approximately 50 Low Income Housing Tax Credit (LIHTC) properties in accordance with Lower-Tier Partnership Agreements. Monitor portfolio of multifamily residence properties from Construction through Operational Stabilization. Process requests for release of Equity, including disbursements funded through Construction Loan Draws. Review to include general Construction issues, Title, Sources/Uses, Tax Credit Adjusters, and other documents required for processing. Monitor and Analyze financial performance of properties in Portfolio. Property Inspections and report findings. Review and Approve Annual Audits, Tax Returns and Operating Budgets for each Property in Portfolio. Assist with property related litigation, loan workouts, settlements, etc.

As Production Underwriter, I provided underwriting support to loan officers and Senior Vice President for commercial loans originated for the government-sponsored enterprises (Fannie Mae, Freddie Mac) and conduit lending programs. Interacted with investor(s) with respect to program and transaction specific issues. Completed examination of the property's market and neighborhood, property's historical financial positions and how it relates to the market, research the borrowing entity and the Key Principals/Principals to determine solvency and repayment ability. Property inspections (Fannie Mae Certified Inspector).As an Asset Manager, I serviced a $950 million portfolio, which consisted of over 145 properties in Los Angeles, Orange, and San Diego Counties. Performed property inspections and analysis, and reported findings to investor. Coordinated and completed annual and quarterly financial reviews. Administered collateral accounts, soft assumptions, and partial releases. Additional responsibilities included my role as the Functional Manager of the Watchlist, and training of new employees.
