Transactions with the investor group had been undertaken since 2014 and all were profitable for EILLP. · EILLP backers funded circa £5Mn and MD managed a litigation to secure a large settlement for lease termination of multiple floors in a flagship central London property, value >£500Mn, being converted to residential. Profit to EILLP, circa £7Mn in around a year. · Acquired a portfolio of four c20MW peaking power plants in the UK for nominal consideration. Changed technology, from diesel to gas, completed the development and on-sold the first project, circa £20Mn built value, to an institutional investor.· Greenfield developed two more gas-fired peaking power plants, on-selling one of them together with the three unsold sites from the original portfolio to a second institutional buyer. Built value circa £100Mn. Sold the second to a utility. Total profit circa £5Mn on circa £3Mn investment. Discontinued peaking power development as institutional interest was moving away from fossil fuel assets. · Acquired a distressed peaking power asset from Administration, re-worked the transaction and sold the equipment (to South America) and site separately at a profit (circa £2Mn).· Acquired a distressed vertical farming asset from Liquidation for nominal consideration, restructured it through COVID and closed a £50Mn financing in 2022 to build a new research facility and commercial farms. All EILLP funding repaid at this point with an initial £1Mn profit. A team of circa twenty people was hired, the research facility was built on budget and a key milestone achieved in growing crops at a price matching open field. The business was closed after a North American institutional funder new to infrastructure funding decided to withdraw from the market.

Exceptional wind resource – net capacity factors over 50%. On hold pending construction of a sub-sea cable, initially refused by Ofgem but approved in 2023.· Value expected to be realised in the coming three years.
