I was recruited to be the Business Development Manager and Chief Estimator. My objectives were to define the new position, network and market to design professionals, find and bring in third-party development and construction deals, Implemented WINest Software program for estimating, created historical job costing, and developed Parametric estimating tools. Responsible to make proposals, SOQs and marketing information, as well as respond to RFPs. Tasks ranged from site feasibility, site studies, market studies, rent analysis and assemble complete project pro formas, I work to assist our clients through a process they can value, assessing their development or pre-construction needs and then crafted a contractual relationship. From Rough Order of Magnitude budgets to detailed line item competitive bid the commercial product range included residential plats, multi-family, mixed-use, medical and dental clinics, medical office buildings, Class A office buildings, Banks, credit unions, Community Health Centers, Restaurant, Breweries, Retail, Grocery, Ambulatory Surgical Centers, and renovating Historical buildings into mixed use or multi-family developments. I was recruited to start the Seattle construction office with the goals of setting up all operations, outside of accounting, and supporting the Seattle development office. I managed the team that developed the Seattle offices current estimating system. My operational management duties included training, estimating systems, and job costing. I also serve as senior project manager and estimator. My project responsibilities are working from the beginning phases of design and feasibility, through the entire construction process. Other duties include pursuing negotiated work and developing owner relationships.

My goals accomplished at this position were to build the company from a subcontractor to a design-build general contractor. I reorganized and established office management, which included establishing all bid/job protocol and procedures and managing all aspects of the business. I was senior estimator; signing and reviewing all bids and estimates that went out of our office, and project managing all jobs. I was senior safety supervisor in charge of the safety director and on-site safety supervisors. Additionally, I am active member of CSI (Construction Specification Institute) and AACE (The Association for the Advancement of Cost Engineering)

Our reward for having the nation's Number One Crew was a visit from the President of the United States, Bill Clinton, to my crew's job site.
