Counseled the Sales, Operations, Training and Systems departments within the Mortgage Lending business line in regards to primary lending regulations for guidance: TILA, RESPA, HMDA, ECOA, HOPA, FCRA, SAFE, FDPA, SCRA. Enterprise subject matter expert for the SAFE Act and HOPA which included duties pertaining to regulatory severity ratings, creating credible challenge for risk framework and developing bank-wide policy. Adapted and administered the Mortgage Lending risk and compliance shared mailbox for all regulatory questions pertaining to day-to-day activities. Monitored, tested and resolved Loan Origination Systems and external compliance vendors for both Retail and Third Party departments with the Mortgage Lending business line for compliance and risk matters. Reviewed and advised internal (ie. procedures) and external (ie. advertising) materials for compliance requirements. Developed compliance educational material and trained new hire mortgage loan originators. Collaborated extensively with auditing and quality assurance teams from within the Mortgage Lending business unit, second/third line of defense groups and external examiners. Created compliance worksheets for the Mortgage Lending business unit and internal auditors such as APR, Finance Charge and Amortization Schedules.
