It mushroomed from a failed site common to the pump-and-dump sites littered around Thailand by ex-pats looking to make a quick buck, to a $75m development.• I won the Thailand Property Award for Best Villa Development (2015 and 2016) for 68 High-End Luxury Apartments and 26 High-End Luxury Residential Villas. The owner asked me to find a buyer for his land. I proposed to develop rather than sell the site. I ran/managed the site from pre-construction and drastically increased construction quality while reducing construction costs by 37%. This was a greenfield site and a start-up – no roads, no water, no electricity; zero sales, zero construction, zero everything. The development was a 100% success. Apartments and villas doubled in sales value within 18 months. Gross Development Value (GDV) exceeded $75 million.Summary: This role exposed me to Southeast Asian building techniques – bending rebar and pouring concrete in 40-degree heat, using Thai and Burmese labour. This developed me as a business leader and gave me the confidence to know that if I were dropped in the middle of China, I could make a living!
