• Manage a portfolio of multifamily assets totaling over 3,000 units and 500,000 SF of commercial properties with a gross value in excess of $450 million. Extensive experience with tax exempt bond financed properties and acquisition/rehab bond issuances. • Prudently allocate capital to value add and asset preservation projects. Successfully repositioned assets through unit renovation programs (return on cost in excess of 20%) and enhancements to the physical plant. Capital improvements resulted in rent growth that exceeds market benchmarks, lower operating expense, improvement in the asset’s market position, and improvement in the rent roll minimizing bad debt. • Develop and implement business plans including operating and capital budgets for each asset. Particular focus on reducing controllable operating expense and maximizing resident satisfaction. Plans have resulted in out-performance in income and total returns when benchmarked to ODCE and NCREIF.• Manage client relationships. • Hire and manage 3rd party property management and leasing teams. • Negotiate new leases for all commercial properties.• Perform due diligence on all new acquisitions. Responsibilities include managing 3rd party consultants, developing operating budgets, preparing 10 year capital programs, and extensive market analysis.• Prepare and present hold/sell recommendations and manage the disposition process.• Work with transaction officers to facilitate refinances of each asset in my portfolio.• Perform quarterly valuations and prepare client reports for each asset. • Develop investment strategy with portfolio managers.

• Responsible for the origination and asset management of mezzanine loans. I was also responsible for the resolution of distressed asset issues. Sourced new investment opportunities by developing relationships with mortgage brokers, banks, life insurance companies, conduits and direct relationships. Experience with a variety of property types including mixed use, multifamily, retail, office, hospitality, and industrial.• Closed transactions totaling $94 million from 2006 - 2008. Either led or had a significant role in the resolution of 9 distressed asset transactions from 2007 – 2011. • Managed the mezzanine foreclosure, senior debt restructure, and operations of a major luxury hotel. I developed an investment and operating strategy resulting in Investment Committee approval of additional capital investment and ownership of the asset. Helped develop and negotiate an advantageous modification of the underlying senior loan minimizing additional capital risk for the fund. Worked with the hotel operator to successfully modify the operating agreement to minimize additional capital and operational risks to the fund. Worked with various stake holders to ensure continued seamless operation of the property and to ensure it remained a market leader in its segment. • Negotiated complex capital, loan and pricing structures and Intercreditor agreements with borrowers and senior lenders.• Negotiated highly structured loan modifications, new equity infusions, and workout agreements for distressed assets and REO. • Prepared and presented full investment packages for each loan opportunity and each distressed asset resolution plan to the Investment Committee. Packages included cash flow projections, capital plans, property valuation, fund level return, sensitivity tables, and market analysis.• Managed and prepared construction draws for mezzanine loans and REO property.

•Modeled cash flows using Excel and Argus, analyzed rent rolls, performed breakeven, DSCR, and debt yield analysis.•Prepared “Top Sheets” detailing capital structure, pricing, cash flow analysis and risks and mitigants of proposed financing; presented findings to senior executives for approval. •Participated in creation of credit applications.
