Responsibilities consist of reviewing Title Vesting, Property Liens and Judgments to ensure a clear Title, prior to ClosingDemonstrate a strong attention to detail, exceptional organizational skills and ability to multi-task in a fast-paced environmentConsistently applying a problem-solving mindset to remediate issues related to title clearanceCollaborate with various mortgage companies to obtain proper documentation required for Subordinations on any second Liens found during the title searchCommunicate with internal and external clients, to coordinate the resolution and completion of the title processEnsure necessary steps are being taken to resolve any curative issues involved with the fileAnalyze Title Commitments, to confirm what steps are needed to take to clear filesPrepare subordination packages and monitor the process to ensure subordination agreementReview tax certificates to confirm no delinquent or defaulted amounts are dueAdhere to specific state guidelines in order to provide title clearanceResponsible for verifying ownership and encumbrances of real propertyProvide review of legal documents, including Power of Attorney for closing, Current Deeds, Trusts and Divorce Decrees, when necessary
