Northern England, Scotland & Northern Ireland

Leading the regional property team who provided estate management throughout Northern England, Scotland & Northern Ireland. I was responsible for the property budget to ensure delivery of the company business plan objectives and restoration obligations.The estate included quarries, concrete plants, asphalt plants, recycling facilities and wharf facilities together with various agricultural, industrial and residential properties. Preparation of planning applications and environmental statements together with the negotiation of planning agreements. Organisation of public consultations and open days. I ensured all property was continuously occupied, maintained and insured. Evaluation of mineral bearing land from the initial geological appraisal, including valuation of the land and associated minerals, through to negotiating heads of terms to securing rights via lease or working rights agreements.Project management of residential and commercial development schemes. This required the appointment of consulting engineers to carry out ground investigations and subsequent detailed foundation and highway design. This also included electricity, gas and water capacity analysis together with foul and surface water drainage solutions including sustainable urban drainage systems. My role ensured minimal abnormal cost deductions and maximised shareholder value.

Managing a team of Business Development Surveyors negotiating land and mineral rights through licence, option, lease or conditional purchase agreements. Co-ordinating planning applications and environmental statements for housing, commercial and other value added developments. Preparation of sales particulars to attract development funding and investment form interested parties.

Management of an estates property team that provided property and planning services including the renegotiation of leases, negotiation of rent and royalty reviews and rating. Preparation of planning applications and environmental impact assessments to secure planning permissions for extensions and green or brownfield sites. Providing advice in the areas of land tenure, planning, visual impact, landscape, restoration and aftercare, ecology, archaeology and water resources.I was a member of the management team who successfully implemented an environmental management system to achieve ISO 14001 accreditation.

Estate management of agricultural, commercial and residential land situated in the coalfields of Scotland and North East England. Ensuring both land and properties were continuously maintained, insured and in occupation and all rents and rates were collected and paid promptly.Development of a Company property terrier and geographical information system for identifying land suitable for mineral development thus enabling strategic senior management decisions to be made in order to increase development success.Assisting in the disposal of assets and identifying redevelopment potential.
