As Construction Manager of the IDS Center I was responsible for all construction related improvements to the 1.4 million square foot mixed-use asset. This also included the 1550 and 1600 Towers at West End properties in St. Louis Park, MN. The projects I oversaw included all Tenant Improvement projects and Capital Improvement projects in addition to working with the leasing brokers and Property Managers to provide accurate budget pricing for prospective Tenants and/or upcoming Capital Improvement projects. Other miscellaneous duties included updating and maintaining a building standard planning and specifications book, maintaining communication with the base building designers and engineers, scheduling material deliveries at the loading dock, entering and managing all projects in Yardi Construction Manager software, and construction plan review and organization.

My daily tasks and responsibilities as a Project Manager involve:- Manage project details: Job Scope, Subcontracts, Billing, Change Orders, and Compliance requirements.- Establish and manage project budgets and detailed project schedules.- Build rapport with clients to ensure the scope of the project, timeline, and budget are fully understood and met.- Responsible for fostering strong teamwork orientation to ensure teams have the resources and support required.- Maintain excellent relationships with owner, architect, consultants, subcontractors, and public.- Produce weekly labor requirement schedules for our field staff providing direction for what tasks and projects are of focused for the following week.

My day to day responsibilities included:- Create cost spread sheets through Excel or other forms,write detailed proposals to owners, or fill out bid forms provided by the client.- Produce construction schedules using Microsoft Project or other forms as may be requested by the client.- Review owner supplied contracts and produce contracts to owner with AIA forms or other forms.- Utilize SAGE 300 software to manage projects including but not limited to, costs estimates, contract amounts, work orders, RFI’s, meeting minutes, and change orders.- Work with Superintendent on material orders and scheduling of subcontractors as well as provide direction to superintendent on the jobsite.- Produce payment draw requests to the Accounting department.- Set up and attend business development events.

As a Project Engineer with Gardner Builders I am responsible for the following:- Timely completion of all required project close-out documents per contract. - Attend Owner/Architect pre-bid, project and closeout meetings.- Apply for and obtain required insurance certificates, building permits, and bonds.- Prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc. Examples of referenced correspondence include, but not confined to the following items: Schedule of Values, project schedule, memos, request for informations, transmittals and submittals.- Document quality and progress of each Subcontractor and Suppliers. Update Subcontractors and Suppliers of any changes to the plans, specifications and/or schedule.These are only a few of the tasks I perform in this position.

I am responsible for reviewing project proposals to determine the time frame, budget limitations, and procedures for completing the project successfully. One of the main tasks performed are the coordination of the project team to ensure the project progresses on schedule, is shipped on time, and within the prescribed budget. I manage the project schedule dictated by the client to ensure all dates and expectations are met. As project coordinator I am also responsible for the procurement of materials and researching and implementing new suppliers of these materials. I manage the subcontracting of manufacturing and/or installation to ensure company standards, schedules, and quality expectations are maintained.

I created competitive proposals for new and remodel Nordstrom stores throughout the country. We specialize in manufacturing and installing commercial casework and finish carpentry items. I estimate and submit change order pricing to General Contractors for approval while also updating project manuals and drawings with these revisions. I review and and approve Subcontract Change Orders and Purchase Orders for change orders submitted to the General Contractor. At any one point in time I was usually working on 8-25 Nordstrom stores ranging from small remodels to new full line stores.

I obtained job specific certificates of insurance and performance bonds as well as produced project closeout documentation including as-built drawings, O&M manuals, AIA documents, and reconciliation forms.

Some of my main tasks were developing and operating job progress tracking and analysis on multiple projects. I gained working relationships with vendors/suppliers while obtaining quotes necessary to produce a competitive bid. I attended pre-construction and pre-bid meetings and assisted in job budgeting, estimating, and cost evaluation tasks
