Acquired a small, value-add mobile home park in southern Minnesota with one partner after 10 years appraising commercial real estate. It deepened my knowledge of the entire commercial real estate process and gave me greater insight into all areas beyond appraisal including financing, transactions, negotiations, property management. It also helped to better understand owner perspectives and the benefits and risks associated with owning investment real estate. After 3.5 years of owning and managing the property, we successfully sold it and transitioned to a new investment opportunity. While it was a small deal, and didn't get rich, we earned a healthy ROI. More importantly, the education gained was invaluable as was getting off the fence and stepping into the arena. It's one thing to talk about doing something and another to take action and do it.
