  As the tagline on the ECONorthwest website says, "economic questions are everywhere" and in my role as a Project Manager I help answer microeconomic questions related to real estate, land use, and affordable housing policies. I work primarily with clients on projects related to real estate development feasibility and the role the public sector can take to help influence private-market development. Most of my work consists of understanding the local policies and creating hypothetical development scenarios in order to model the impact of various tools and incentives on the financial feasibility of desired real estate development. This requires me to employ financial pro forma models, custom-built in Microsoft Excel or the proprietary MapCraft Labs App, to analyze and answer questions such as:-If a city offered entitlement bonuses (for multiple different zones of the zoning code throughout the city) in exchange for affordable housing, would developers voluntarily choose to use the bonus entitlements instead of the base and what percent of the units could be affordable?-If a city offered to sell unused, publicly-owned, development rights to developers, would they buy them and what price could they pay?-If a city reduced the cost to build housing - through approaches such as reforming and decreasing permit review times, shifting impact fee payments from the issuance of building permit to certificate of occupancy, reducing retail requirements on the ground floor - how much could that translate to lower residential rents and sales prices and is that reduction enough to be considered affordable?-If a state created a brownfield tax credit program to help fund remediation costs on brownfield sites throughout the state, how much could that close the feasibility gap for redevelopment projects and if sites then redeveloped, what could be the impact (in terms of property taxes, jobs, etc.)?
