 Measures to implement efficient maintenance practices in the hospital, which includes building, electrical, mechanical, lifts, H VAC, plumbing, telecom, medical gas system (manifold system) and medical equipments. Monitoring & maintenance of miscellaneous assets like CCTV, public address system, access control & fire alarm system. Implementation of preventive maintenance schedules for equipments. Breakdown maintenance management to minimize the down time of equipments. Measures to minimize the operational cost of overall maintenance by energy conservation, spares management etc. Lionizing with local authorities for obtaining necessary approvals as & when required. Ex: electrical inspectorate’s yearly inspection for transformer, DG and lifts. Co ordination with IT team to support the DC infrastructure. Motivate and guide the engineering team to adopt best practices in facility management. Responsible for smooth functioning of the dept. Planning, implementing dept. budget. To take a better care of company assets and its efficiency. Assists in the planning & implementation of additions, modifications, renovations in the existing infrastructure. To ensure that all the Diesel Generator sets are in working condition Monitors meter readings of HT, LT panels. Responsible for the lighting, Air condition and Electrical DBs in the hospital Responsible for the maintenance and trouble shooting of water supply and drainage systems issues. Ensures that there is uninterrupted electrical supply to the hospital. Ensures preventive maintenance of all equipment and machinery as per the schedule Ensures the maintenance of prescribed medical gas pressures & Monitors the medical gas pipeline panel. Co-ordination with local electricity authority at time of inspection and submitting of B-Form and E.B, D.G Set, KSPCB, Elevators and Fire related license renewal issues. Co-ordination with officials fire evacuation Drill awareness program for Staff.

 Reporting to Operation Manager (SM) administratively and to Area Manager-Facility functionally. Maintaining the electricity power utilization and budgeting. Preparation of Electricity MIS report updating to operation Managers and Area Facility coordinator, Maintaining Electrical parameter log books and Equipment checklists. Carrying out periodical & Preventive maintenance for all Electrical equipments regularly and following up for the same from vendors. Processing of AMC renewal process, Negotiation and finalization along with zonal Facility manager approval. Issuing work orders and Purchase orders to the concerned vendors for performing AMC/Breakdown complaints. Coordinating with operation Manager and zonal Facility Manager regarding facility related issues at Site. Assigning works and preparing shift schedules for Technicians. Coordinating with local electricity authority during the time of Electrical Inspection, Submitting defective clearance reports, B form of DG, Licenses renovation of KSPCB, EB, DG and Elevators. Maintaining engineering Tools and Tackles. Budgeting for the various R&M expenditures and Control over the same. Implementation of SOP’s (Standard operating procedure) for maintenance and its adherence. Up keeping of all Fire and safety equipments in proper condition while considering public safety. UP keeping of all HT & LT equipments for uninterrupted power supply. Ensuring zero breakdowns at working hours.  Implementation of electricity conservation activities by using energy efficient lighting methods (Using CFL fittings/Electronic Ballasts. Time schedule for AC and Elevators operation). Maintaining and controlling energy cost as per projected budget. Carrying out R&M activities within budget. Maintaining Breakdown records and History cards of all equipments. Conducting fire evacuation drills periodically and arranging safety awareness programs for the employees with the help of Admin at the site.

 Effective operation of the system & cost control on the same. Preparing schedules for preventive maintenance on LT panels, A/C systems (de-scaling & others). Preparing performance report on individual subordinates Maintaining cleanliness of the entire department Preparing monthly attendance of the maintenance staffs Attending to the abnormal technical & other problems Crosschecking log books and log sheets & check lists Interacting with service engineers on technical problems Indenting for material requirement & following up the same Following up the project pending works with the concerns Preparing monthly energy billing.

 Co–ordinate with all day today works & allocating jobs to technician. Following up with outside vendor for breakdown & AMC service. Collecting quotation from vendor for stock require, Equipment Servicing & procurement of new material & analysis best out of it. Preparing monthly reports & ISO 14001 reports. Cross checking daily log books & generating Data. Scheduling quarterly preventive maintenance schedule for all equipments. Sought outing technicians’ escalation complaint with clients. Generating data for required by facility team. Analyzing AMC vendor performance and AMC performance analysis. Conducting discussions on internal benchmarking on Energy saving measures. Indecently handled the renovations work.
