My role as a Manager is to manage and analyze the current development portfolios and to forecast the future needs for expansion, changes, etc. The job responsibilities includes the following,- Author internal and external correspondence, including transaction and property descriptions, offering memorandum for asset sales and capital raising.- Create capital / debt structures for projects, reviewing & reporting on Investment performance, review fund and financing documents- Assist the senior management in managing various investment deals and private placements for the urban regeneration and alternate infrastructure project in EP which is valued over SAR 5 Billion- Analyze and evaluate the real estate development opportunities including engaging and directing 3rd party consultants and conducting financial analyses, market and feasibility (financial etc) studies. Presenting various options and making recommendations to management regarding decisions of site selection, allocation and assisting in the master planning activity by providing support.- Conduct market assessments, site assessments, zoning assessments, and other due diligence related to site acquisition and development feasibility.- Draft business plans, investment memorandum and to structure complex transactions of real estate.- Develop simple to complex financial and economic models for a wide range of Government, public and private corporate, primarily through Microsoft Excel and other related software like Estate Master and Argus.- Periodically monitor and review various financial KPI’s (IRR, NPV, DSCR, ROI, ROE etc.,) and issue regular reports to the executive boards together with monitoring debt compliance information requirements.

- Develop governance strategies, short/long term financial risk management, and effective integration's of finance functions with operations to deliberately cover overall company financial risk. - Lead and develop tools for strategic planning and annual operating budgets to streamline the process and support all departments to ensure accurate deliverable on a timely manner. This includes Income Statement, Capital Budget, Cash Flow, and Balance Sheet. - Analyze and interpret monthly variances and trends between budgets, actual and prior results in developing projections and forecast.- Create NPV, IRR, discount cash flow, and ROI models for evaluating financial implications of new products and investments, and provide recommendations to senior management. - Provide financial support and analysis to Operations and Marketing areas for strategic business decisions and cost savings initiatives.Specialties: Formulating company's business plan/strategy, advising company/management on propriety investments based on buy-sell-side recommendations, real estate fund management/asset management, and presentation to investors, placement, and hospitality projects feasibility in KSA & GCC region.

- Provide decision making support to the Country Manager and Regional General Manager in terms of providing relevant, accurate, and timely information.- Build and maintain strong relationships with financial institutions, external auditors and manage customer relationship to support the business.- Ensure proper maintenance of the company books of accounts and chart of accounts, this includes but not limited to maintenance of general and subsidiary ledgers, as well as providing timely income, operating, capital spending, segment information, Assets and liabilities monthly reconciliation. Moreover, analysis, production cost, and labor cost analysis. - Ensure Compliance with all administrative matters, legal, taxes, audit, and oversee monthly payroll, pension plans, medical and life insurance, etc...- Effective deployment of financial resources to maximize liquidity and return of financial assets.- Inventory Control, invoicing, purchase order processing and sales order processing, return management.- Budget and continues forecasting of fixed assets and properties.

Responsible of overall financial and accounting function of the company including Annual Budgets, Cash flow, Designed and Implemented internal control and financial policies, Preparation of office procedures including the assigning of duties and responsibilities of all the staff in accounts Department.My duties and responsibilities can be summarized as follows: -- Supervise/Manage ten Accounting staff and deal with 50 sales representatives in four Regions. - Computer system setup & operating.- Generating and preparing Financial Statement.- Preparing Budget.- Posting and directing accounts transactions.- Preparing Annual tax declaration.- Advance Financial Reports- Finalize Company Medical insurance policies contract.- Preparing of financial polices & Internal control.
