• Overseeing the management and day to day running of the business.• To ensure effective delivery of all hospitality and customer service functions through supervision of the on-site team.• Supervision of the site team (Hospitality Assistants, Facilities Assistants, Housekeepers).• Management of the sites facilities to ensure all maintenance issues are addressed within the company policy timescales.• Liaise with contractors ensuring all risk and method statements are available on site and permits to work are completed.• Manage the site service charge budget. Compiling service charge commentary on a monthly basis• First point of contact for the out of hours security team.• Conduct security and cleaning audits.• Produce reports relevant to the site including rent collection, maintenance, budget tracker, lettings and incident reporting.• Management of the student lettings cycle including dealing with and logging all incoming enquiries, ensuring all enquiries are followed up my the site team, conducting viewings, documenting feedback, preparation and maintaining show flats, completing manual bookings, allocation of rooms, providing support on the online booking portal.• Building relationships with the local University’s and student institutes.• Management of maintenance and cleaning throughout the summer shut down period•• Collection of rent and chasing arrears in line with company policies.• Responsibility to ensure all site health and safety checks are completed thoroughly on a weekly, monthly, quarterly and annual basis.• Preparation of the site for company audits.• Management of all students’ complaints and issues in a confidential manor.• Building relationships with the local police and fire services.• Compliance of ANUK• Responsible for the review of site risk assessments ensuring all team members fully understand the risk assessments for the site.• Conduct and minute monthly team meetings and one to ones.
