Develop and implement strategic plans for Facilities Management (FM) services, including Preventive Planned Maintenance (PPM), reactive, and corrective maintenance for optimal efficiency.Establish maintenance priorities and manage short-term and long-term facilities service systems.Develop, manage, and supervise budget, procurement, and contracting activities.Oversee the creation and implementation of Annual Maintenance Contracts (AMCs).Supervise in-house teams and outsourced contractors per Service Level Agreements (SLAs) for PPM, reactive maintenance, and project works.Allocate work orders (reactive, PPM, and additional works) to in-house teams and outsourcing vendors.Ensure maintenance requests are addressed within predefined SLAs.Oversee maintenance and repair of equipment and systems, including chillers, HVAC, fire detection, plumbing, electrical, civil work, interiors, landscaping, and irrigation.Conduct regular facility inspections to identify and address maintenance issues.Supervise facility inspections, technical audits, and QA/QC audits.Provide technical support and advice on building maintenance.Identify skill gaps and organize training for team members.Contribute to team performance improvement and capability development.Plan and coordinate internal moves, relocations, and facility upgrades.Ensure proper asset data management and tagging.Support MEP supervisors with Purchase Requests (PRs) and Material Requests (MRs) via SAP Administrator.Complete Client Satisfaction forms with Client Representatives and update work orders accordingly.Review and approve Goods Receipt Notes (GRNs) and Service Entries.Conduct periodic briefings with the in-house team.Manage monthly meetings with service providers to ensure quality services.Review contract plans and specifications for compliance with project requirements.Provide management with new ideas on innovation and energy-saving initiatives, including cost-benefit analyses.
