Provide strategic leadership, management, and supervision of personnel in the Facilities Services department to ensure efficient and effective operations.Establishes goals and objectives for the Department that support the strategic and tactical objectives identified by the Core leadership.Directs the development of appropriate procedures and controls to promote overall communication management of facility services and ensures high levels of customer satisfaction with the delivery of services from the various departments with Facilities and Plant Services.Establishes budget guidelines and prepares annual operating budget; implements and allocates resources following budget approval.During Tenant move outs, inspects vacant units and surrounding areas in coordination with the tenant in order to recommend refurbishing / reconditioning, completing repairs / renovations.Supervise and direct the work of the service providers and handover of the units as per the agreed timeframe.Coordinates with contractors and service providers for all aspects of facility management; cleaning, pest control, waste management, preventive and corrective maintenance.Review all tenant daily request and update status in online system accordingly.Review stock inventory report on monthly basisResponsible to follow Inventory Procurement Policy.Requests and reviews service reports from various service line vendors (Alarm, CCTV, Housekeeping, Pest Control, Fire Fighting Equipment’s, etc.).Monitor the FM software for complaints to ensure outsourced vendors complete the all jobs in a timely manner.Reviews customer feedback and escalates any issues for improvement to Management.Coordinate with relevant departments and authorities to secure required approvals and permitsEnsures proper asset register are maintained with labelling and classification of all assets is accurately captured in the system.Review forward and track status of submittals and change orders.

Provide support for HOSBITALITY projects in various stages of design construction and close-out.Assist Project Managers by calculating complete takeoff of scope of work.Review and incorporate historical data from contractors to produce productivity analysis reports.Assist Project Managers and field engineers with preparation and maintenance of constructionschedules - update schedule based on project team input.Maintain construction files and logs and follow-up on outstanding items.Review forward and track status of submittals and change orders.Review / track RFI's and follow-up on status.Assist in preparation of monthly project status reports.Attend project meetings and record meeting minutes and action items - follow up with same.Assist with project close-outs as needed.Perform site visits as necessary.Assist in inspections to assure compliance with contract plans, specifications, and specialprovisions on all phases of construction.Ensure the completion and proper documentation of all required tests, measurements, inspections,reports, and necessary field documents.Document tracking and controlling.

1. Provide guidance to technician and trades helpers in the repair, maintenance and installation of plant equipment including daily process problem solving and measurement activities that enable continuous plant operations.2. Ensure the operational viability of the plant by evaluating and maintaining the proper functioning of all plant equipment.3. Manage costs and maintain records of the costs to contribute to the cost-efficient operation of the plant.4. Review design of equipments installations and be responsible for maintenance to provide for continuous availability for operations.5. Establish and maintain communication with suppliers, contractors, and engineering firms outside of the company as well as with other technical plant personnel to ensure the necessary components are in place to complete maintenance projects in a timely, cost-effective, and efficient manner. 6. Provides direct supervision team assigned to maintenance projects to ensure the completion of the work according to the contract specifications and costs.7. Participate in the daily coordination meeting to review corrective work orders, inspection reports and incidents and assist in the planning of maintenance work.8. Performs other duties related to preventive maintenance and corrective maintenance as may be assigned.9. Record some possible anomalies observed on the equipment during maintenance or inspection.10. Monitor the time requirements for each job and the optimal manpower and skills necessary for executing jobs.11. Supervise the trial of equipment after maintenance.12. Ensure that proper safety measures are being adhered to at all times by all personnel.13. Responsible for scheduled inspection of tools and tackles (including safety tools and tackles) and ensuring that these are in optimal condition of safe use.14. Recommend improvements for cost reductions.15. Respond to emergency repair needs.16. Work with the planning in the development of job planning.
