I assisted the management in taking a build vs sell decision for a land parcel they had in a project in Gurgaon. I carried out the valuation of this land parcel to arrive at the final decision. This valuation involved the calculation of pre-tax cash flows to be received by the project and the current selling price of the land parcel. The purpose of this task was to find out the best way for RSC to maximize its returns on this investment. I also undertook the comparative analysis of The Real Estate (Regulation and Development) Act [RERA] of Haryana, Maharashtra and Uttar Pradesh as RSC had multiple investments in these states. It was important for RSC to have clarity on significant clauses and the differences therein of these acts. This would help RSC in understanding the different rights and obligations of the promoters, customers, real estate agents and any entity having a third-party stale/interest in the real estate project.
