Reporting to the Head of Property, act and support in all the Facilities Management services including Field Services, Procurement, Consulting, Standard Operating Procedures and Safety. These include residential and commercial assets of Aabar Owned Properties. Specifically, is responsible for: • Identifying the Scope of Services required for FM contracts and aligning these to the Aabar corporate objectives and strategies.• Maximizing the value and performance of completed (fully constructed) assets in support of Aabar’s strategic and business objective, by monitoring service providers’ performance, striving for improvements in quality and developing strategic partnerships.• Ensuring that service providers’ and managed contracts are performed in compliance with Abu Dhabi national legislation, standards and guidelines, thus maintaining and enhancing Aabar’s brand and image.• Ensuring that Aabar’s requirements are accurately communicated to FM staff and supplies through regular engagements.• All the Aabar owned Facilities are managing according to Best Practices and Contract Specification. • Transition from construction to FM operations including management of DLPs. • Monitoring CAFM system and overseeing completion of tasks and report. • Troubleshooting of projects to identify inefficiencies and implement corrective action. • Developing and coordinate the scope of services and evaluate the technical submission from the bidders. • Coordinate and supervising the capital projects and small projects related to Facility.• Establishing preventive maintenance plans with engineering, coordinating work effort and performing comprehensive property inspections.• Work order processing and reporting, initial verification and preparation of payment ledger, payment Vouchers and payment recommendation of monthly invoices from the service providers, keep track on the Facility issues, Annual Planning review and assisting in Fit out Management.

Manage all FM works closely with other departmental professionals in the management of a comprehensive housing program serving more than 700+868 residents in four communities. Moreover, providing leadership in managing all building and systems operations and has Primary responsibility for day-to-day coordination of facility-related operations within residential areas. My position serves as a member of the central leadership team and is responsible to oversee the core function such as Subcontract scope review, Budget preparations, Site inspections, Complaint analysing, SLA-KPI monitoring, Periodic reports preparations, Materials procurement etc.•Conduct site inspections, biding /proposal for the new projects. •Monitor the quality of services (SLA and KPI) rendered by the in-housed and out-sourced contractor to ensure no repetitive works.•Manage around 20 staffs, helping in recruitment process, conducting orientation and deploying them to the sites.•Planning, organising, directing and controlling all the purchasing activities. •Planning of activities and materials, project cost monitoring, Project progress monitoring, dealing with variation orders and Safe and timely execution of site activities.•Attend routine operation meetings, prepare monthly and yearly budgets and provide activities data for reporting and auditing purposes.•Overall operation of CAFM system such as Updating assets, Ensuring proper distribution of assignments and adequate manning, supplies and equipment for subsequent performance of duties etc.•Periodic meeting with the clients and give recommendations to the subcontractors for the necessary actions/ changes. •Ensure that all Soft and Hard services activities are enter properly and with integrity. •Provide the maintenance supervisor with planned preventive maintenance (PPM) schedules for implementation and follow up on the same • Building Management Systems (BMS) operations.

• Operations and Maintenance of Access Control System (EBI Server), VISMAN (Visitor Management System, FM 200 system ( Including for Hub and Server rooms), CCTV, Water leak detection system, PA System.• Coordinating with Subcontractors & Technicians.• Assign works for Technicians based on job priority.• Preparing daily, weekly & Monthly reports. • Co-ordinate with storekeeper to arrange all the materials.• Coordination with client, consultant, main contractor & subcontractor to resolve technical and other issues. • Maintaining log of complains as per standard.• Keeping a daily track of life safety system from the concern team such as; Fire alarm system, FM 200 system, fire hydrant system, sprinkler system & CCTV.• Responsible for the administration of the departments Computerized Maintenance Management System (CMMS) to include data accuracy, coordinating program updates with Plant Operations, database management, and working toward continuous improvement.
