Traditions Townhomes:- Managed and streamlined purchase and work order entries, ensuring accurate record-keeping and timely completion of security deposit accounting.- Leveraged cost-effective strategies in obtaining updated contract pricing and bids, contributing to annual budget proposals and regular meetings with the financial team.- Prepared and submitted monthly budget variance reports, property update reports, and account audit reports, playing a pivotal role in meeting budget goals related to income, expenses, occupancy, and delinquency.- Led a team in conducting property-wide inspections, managing staff training, coordinating resident events, and maintaining company's online presence, resulting in improved property standards and community engagement.- Supervision of Maintenance Supervisor, Leasing Agent, and Grounds/Maintenance Technician- Entering PO's for all work to be completed on property and all parts and supply orders- Securing updated contract pricing and bids/quotes for annual budget proposal and subsequent meeting each Fall with Accounting Department and District Manager; Final property budget for preceeding year is finalized by year end- Completion of Monthly Budget Variance reports for submission to company Vice President and District Manager- Ensure that budget goals are met for income, expenses, and occupancy- Post late fees- Review monthly posting to avoid inaccuracies in future charges- Complete security deposit accounting- Review new rental applications prior to final approval; Audit new move-in files- Conduct property-wide interior and exterior inspections for housekeeping, health and safety and structural/cosmetic repairs and/or replacements- Monitor hourly employee punches and approve/deny time off requests; Perform 90-day assessments and annual reviews; Enter employee warning/disciplinary actions, including terminations/dismissals all in ADP- Conduct phone and in-person interviews for new hires
