Parkloft is a self managed 11 story high-rise that has a total of 120 units.2014 accomplishments: • Saved the Association $24,000 per year by negotiating contracts and changing vendor services.• Closed litigation cases that were pending before I arrived. Currently, no pending litigation. • Replaced the rooftop cooling tower.• Improved the cleanliness and appearance of the Association.• Implemented staff to begin wearing uniforms for each department.• Increased staff moral making them want to work as a team.

Focus Property Management managed three Associations that included 1200 single family homes and 300 town homes.• Actively support the CEO and Board of Directors with the day-to-day operation of the community to ensure the community runs smoothly and efficiently. • Effectively communicate with members, vendors, residents and the CEO. • Triple the revenue for Clubhouse rentals by being available to answer questions and provide excellent customer service. • Continuously save the association thousands of dollars by accurately accounting for all receipts and disbursements. • Increase productivity for the CEO and office by enforcing project management and community calendars to ensure we meet deadlines. • Improve efficiency at board meetings by implementing a consent calendar for each board packet to work through heavy content.• Conduct weekly inspections to ensure the community rules are enforced and the common grounds are in healthy condition.

• Manage and motivate three beverage distributors with 11 - 30 employees to increase sales in the San Diego, Temecula and Bakersfield markets.• Execute promotions and increase distribution into 3,813 independent and major markets by building new working relationships on a weekly basis.• Analyze sales reports and market trends to effectively identify problems in order to create solutions with a result in increasing distribution and performance. • Plan and implement incentive programs for the distribution centers to drive sales and be the top sales performer in the territory.
