Fairstead is a real estate investor, developer and operator specializing in multifamily housing. Fairstead owns over 12,000 market rate, workforce and affordable rental units across the U.S. Through its disciplined investment approach, Fairstead has acquired nearly $2.5 billion in real estate since 2013.

In this role, I underwrote potential investments for Reliant, a real estate private equity firm with more than 14,000 market-rate and affordable housing units under management, valued at over $2B. I analyzed core asset properties for repositioning or disposition (such as sale to institutional buyer or repurposing as student housing). Additionally, I pitched possible investment opportunities, conducted due diligence, and reported weekly on status of assets under purchase contract nationwide.• I led nearly every aspect of what was the largest affordable housing acquisition in the firm’s history ($115M TDC / $71M tax-exempt bond financing / $34M LIHTC), including performing due diligence, financial structuring/modeling, managing third-parties, and contract negotiation. • Prepared underwriting and detailed market analysis for a 1,700-bed student housing acquisition, the firm’s largest.• And analyzed more than 500 investments using core, value-add, and opportunistic strategies and variety of legal and financing structures during my tenure.

Spent a semester teaching corporate finance and business communications in English to over 106 university students with learning objectives that included the following:• Performing horizontal and vertical analysis, financial ratio analysis and managing working capital• Preparing analytical business reports, memorandums and presentations

As an associate, I collaborated with the managing partners of a boutique investment bank on presentations to current and potential clients in the real estate development, metal forging, smart meter, oil refinery, and daylighting industries. • I played a pivotal role in securing a LOI for a client seeking a private equity suitor, including preparing detailed financial model and PowerPoint simplifying complexities of proposed transaction.

While at this $2B real estate private equity firm, I led the effort to prepare valuations of distressed CMBS-financed properties (with owners seeking to refinance or exit) to determine whether these deals met the firm’s investment criteria given existing loan balances.

At Acacia Network, a real estate developer, owner, and manager, I managed the pre-development, construction, conversion to permanent financing, and asset management of a mixed-income housing portfolio comprised of 10 multi-family projects (over 600 units) with an investment value of approximately $175M.• I underwrote dozens of development opportunities with sources that included senior loans, mezzanine loans, bond financing, low-interest loans from public sources, investor/sponsor equity, and sales.• And led the due diligence process to bring six multi-family new construction or rehab projects with $80M investment value to construction closing on schedule.

As a Fellow, I was asked to perform due diligence and structure the gap financing for about 45 complex, mixed-use affordable housing developments worth approximately $800M involving multiple financing sources, including bond financing and LIHTC
