Watermarke Property is a real estate development / real estate investment company.I managed the conceptual design and approvals of a 30 acre mixed-use development as well as the property management of the existing properties within the 30 acre site. I created the pro-forma based upon the conceptual drawings and project assumptions.Negotiated with land owners for the purchase of their property and retail tenants for new leases. I negotiated with the City and utilities to resolve their concerns of the development. I developed detailed scopes of work for the design consultants and negotiated their contracts based upon scope and pro-froma budgets.

JD Pierce Co., Inc. is a home builder focused on first time and move-up home buyers in the Inland Empire.I began as a project manager overseeing the design / development of several tracts of homes. In this role, I managed the design consultants, developed schedules and budgets for the projects, and processed plans through the public agencies for approvals and permits. I worked closely with the construction team to ensure timely completion, within budget, holding them to strict quality standards.I advanced to the position of Director of Land Acquisition & Forward Planning. I added to my Project Manager role the duties of identifying properties to purchase and negotiated the terms of the deal and managed the process.

It is the sister company to Shea Homes.I played several roles with this company starting with Superintendent, moving to the Facilities Manager position, and ultimately Development Manager.As superintendent, I managed the daily construction of various projects, including;New Private School ClassroomsA New Basketball GymnasiumRemodel of a Private SchoolIn the Facilities Manager role, I managed the large capital projects of the company's apartment portfolio which consisted of nearly 6,000 units. This work included the bidding and negotitations and management of building re-painting, re-roofing, asphalt repairs ans sealing, deck coating, and landscape renovations.As the Development Manager, i was responsible for the design / development of new apartment communities as well as the renovation of existing communities where I managed the design consultants and the general contractors overseeing the construction. I managed the budgets and schedules. I was also responsible for the entitlements and approvals of the plans through the City. Projects included more than 1,000 new units in Northern and Southern California.
