High-rise Mixed Developments - The Connaught One & Future Development, Cheras:• Responsible for the overall project management and development process, which includes project planning, feasibility study, cost analysis, project implementation, progress monitoring, contract execution and site coordination to ensure the successful delivery of the project in line with all stakeholders’ expectations.• Accountable for efficient and effective delivery of operational objectives and project deliverables to be delivered on time and within budget.• Coordinated with various departments including development, sales & marketing, contracts, procurement, finance, legal and etc. for effective execution and in line with the Company’s directions.• Liaised with relevant local authorities to seek recommendations/approvals for effective implementation and timely completion of the project.• Worked closely with relevant representatives from consultants and contractors to ensure every work at the site was delivered in a timely manner and in accordance with technical specifications and work programme.• Ensured the implementation and compliance with the approved quality, occupational safety, health and environment standards towards meeting customers’ expectations and fulfilling regulatory requirements.• Reviewed and evaluated Provisional Variation Orders (PVOs) from consultants for any variation work at the site prior to getting approval from the Management.• Analysed and presented data (i.e. management papers, progress reports, presentation materials etc.) for the Management’s due deliberation and recommendations.• Provided relevant supervision, coaching and guidance to team members to their best potential, to bring maximum benefit and alignment to the Company’s objectives and targets.

High-rise Mixed & Residential Developments - The Connaught One, Cheras & The Minh, Mont' Kiara:• Involved in overall project management and development process, which includes project planning, feasibility study, cost analysis, contract execution and site coordination to ensure the successful delivery of the project in line with all stakeholders’ expectations.• Liaised with relevant local authorities to seek recommendations / approvals for effective implementation and timely launching of the project.• Improved GDV launches for both projects by 40% from land acquisition stage / preliminary feasibility stage. • Successfully launched both projects as per plan which collectively contributed to 70% of the company's launch target for 2023.

High-rise Integrated Development - Radia, Bukit Jelutong:• Spearheaded in project management, contract execution and site coordination of Radia project to ensure the successful delivery of the project in line with all stakeholders’ expectations.• Worked closely with relevant representatives from consultants and contractors to ensure every work at site is delivered in a timely manner and in accordance with technical specifications and work programme.• Collaborated with various departments including Sales & Marketing, Business Development, Business Finance, Retail Management and Legal to rope in strategic prospects for activation of Radia Commercial & Placemaking.• Led the overall project delivery including planning, design development, consultant & contractor appointments, authority approvals, procurement & contract administration, contract implementation and project reporting for proposed interior design work of community library and proposed development of FIFA standard football fields as initiatives to improve footfall at Radia.• Coordinated handing over process, which includes preparation of vacant possession, necessary hand over materials and the setup of One Stop Centre (OSC) to ensure successful integration of customer experience programme.• Involved in upgrading works and defects rectifications by attending customers’ feedbacks and site necessities to improve the design, quality and functionality of the development features.

Business Development (Central Region):• Identified and assessed potential land banks and sites for the expansion of business opportunities to achieve financial sustainability and maximum investment returns for the Company.• Conducted feasibility studies and prepared financial costing analysis to assess the viability of potential projects / developments.• Carried out product and market research analysis to determine the market trends for the best product and development mix for respective potential lands / projects.• Engaged with relevant consultants to obtain inputs such as design concept, land value and cost estimation for the proposed developments.• Prepared all relevant documents and presentation materials in relation to Business Development’s initiatives.

Prepared relevant documents during feasibility study, pre-contract stage and post-contract stage for various construction projects including commercial buildings, residential buildings, institutional building, engineering works and infrastructure projects.

Conducted training courses including various self-development programs, leadership training and motivational talks for schools, public and private agencies across Malaysia.
