• Deliver the Facilities Management strategy for the portfolio while ensuring contractual commitments are successfully met• Discussing the “Side-Specific-Budgets” with clients, advise them on expenditures, opportunities for cost reductions, and the viability/ feasibility of changing/ buying assets.• Measuring actual costs / returns against the projected results of analysis / recommendations and report outcomes to the General Manager• Proper understanding of project controls, cost estimates, quantity takeoffs and manpower requirements for proposals, forecasts and change orders• Monitoring resource utilization to ensure that the right number and talent is available for running operations (projects, civil works, mechanical works, electrical works, landscaping, building inspections, etc.), accomplishing targets, improving customer satisfaction, and achieving business objectives• Monitoring the requests for quotations and the preparation of Purchase Orders and Vendor Contracts, approve same, and ensuring that the purchasing process is optimized.• Resolving the escalated problems and complaints from the Call Center and ensuring that the necessary support and maintenance work is provided to customers in a timely fashion in order to resolve customers issues (pertaining to cooling, power, ventilation, plumbing, etc.) and maintain their high levels of satisfaction• Managing the process of revising contracts’ scope of work, renewing the contract while recommending changes, conducting pricing, and negotiating the contract with the client and service providers• Monitor and lead the subcontracting of works (such as fire systems, gas, emergency lighting, vertical transportation, water treatment, tank cleaning, etc.), ensuring that subcontractors fulfill their duties in an accurate manner and as per the agreed upon contractual clauses, and managing subcontractors’ evaluations and negotiations while ensuring that chosen subcontractors are approved by the relevant authorities

• Monitoring SLAs for the portfolio, and ensure that they are aligned to service delivery, client expectations, and expectations from service provider• Managing the execution of maintenance contracts, develop and implement preventive and corrective maintenance programs, and ensure the implementation by assigned team• Assigning tasks to team while plan, schedule, conduct, and coordinate the program of assigned engineering work and projects• Achieving the project KPI in assigned budget and resources• Preparing timely and accurate departmental statements and reports to meet and department requirements, policies and standards• Preparing budget for fit-out projects, screening the contractors and ensure the completion of projects as per the authorities’ standards in assigned timeline• Manage client’s expectations through clear communication and transparent work attitude in order to be consistent and to develop strong customer relationships• Escort client’s on daily tours within the facilities, listen to any feedback or complaints they might have, and delegate any work needed to the subordinates in order to provide clients with the necessary civil, mechanical, electrical, etc. support and maintenance support.

Monitor and control work execution in site as per P.O and design within time frame.To maintain/handle all works related with fit-out projects including MEP.Monitor and control the subcontractor material submittals and delivery within contractual schedule and perform schedule update

• Load Calculations, Voltage Drop Calculations, Cable Selection, Cable Tray Selection and Transformer Selection, Cable Tray Routing.• Quantity estimation, Preparation of Bill of Quantities (BOQ’s) and undertake full Material Take off (MTO) of materials, fixtures, fittings, equipment’s of the project requirements, Analyzing and interrupting data. For project and supplier bids.• Preparation of submittal documents shop drawings, load schedule, material submittals.• Prepare daily reports, quality control reports, Site observation and non- conformance report and estimating material at site for running bills.• Accountable for attending meetings with Team/ User for resolving different technical issues at work execution stage.• Assisting Draftsman in Design modification of Lighting, Power System Layout, tender’s drawings as per new structures plan and compliance with detailed design ID package.• All electrical low and Medium Voltage installation works, Conduits installation which were being carried out as per BOQ specifications and material as per standard codes DEWA codes for installation.• Installations of AC Ducting, FCUs, Water Supply and drainage services for villas• Installation of Electrical Installation (Internal + External) - Addressable Fire Alarm system, Security (CCTV and Access control), Public Address, Internal & External Decorative light fixtures, Power receptacles, Cable Routing, Earthing, cable trays, Lightning Protection System, LV & Switch gears (MDB, SMDB, MCC….)• Conduct Site Inspection request with consultant for Quality assurance and Quality control program.

• Plan and schedule project, estimate time and materials, supervise subordinates, Maintain records and file.• Estimating and analyzing the total project in respect of electrical installation.• Evaluating tender documents, drawing & schedules.• Floating inquires to suppliers/manufacture & Comparison based study on supplier quotation.• Reviews electrical drawings and proposal specification to determine scope of work and required content of estimate.• Prepares final estimate sheets, BOQ’s, load schedule and single line diagram.
