Created a commercial cleaning and painting company in Chattanooga. Our top notch services were provided to many multifamily housing management companies in the area. Company was sold due to our relocation to FL.

Managed operations and renovation project on two multifamily housing sites consisting of over 400+ units. Managed a staff of 7 employees and ensured day-to-day duties were being completed under an organized schedule. Created out-of-the-box marketing strategies to bring new clientele into the communities.

Direct multi-site operations of Affordable Housing and Conventional assets. Work with site managers to ensure compliance with HUD and other outside agencies. Current responsibilities include successful client relationships, monitor financial performance to ensure desired NOI and cash flow are achieved, preparation of annual budgets and reforecast quarterly projections, compliance monitoring, asset acquisitions and associate mentoring and training; Proven performance with repositioning distressed assets through effective marketing and leasing campaigns and recruiting goal oriented associates. Ability to analyze financial information to determine the best course of action to maximize income and minimize expense to achieve desired NOI and objectives of the ownership.

Responsibilities include effectively managing a low-income housing tax credit (LIHTC) project consisting of 97 units. Directly responsible for maintaining weekly, monthly and quarterly reports; accurate reporting of rents and deposits received; creating and maintaining positive customer relationships and responding to customer complaints; marketing ideas for improving community and resident satisfaction as well as to increase occupancy; invoice coding and entry for accouting; analyze community trends to allow for rent increases; handling incoming calls from prospective and current residents; conducting follow-ups regarding leases, maintenance repairs, move-out inspections and numerous other tasks. Also responsible for re-certifications annually for renewals and initial certifications at move-in.

Assisted the Manager in effectively managing an apartment community consisting of over 300 units and, in the Manager's absence, assuming all responsibilities associated with accomplishing property objectives as set forth by the property owner. Directly responsible for maintaining daily, weekly and monthly reports, including accurate reporting of rents and deposits received; creating and maintaining positive customer relationships and responding to customer complaints; constributing marketing ideas for improving community and resident satisfaction; handling incoming calls from prospective and current residents; conducting follow-ups regarding leases, maintenance and repairs, move-out inspections and numerous other tasks.

Responsibilities included coding invoices with chart of accounts, inputting vendor invoices using Peachtree Accounting program; answering phones, ordering materials for projects and preparing purchase order, as well as typing correspondence for the president of the company and bids for projects; photocopying large blueprints and generally assisting the office manager with various tasks.
