I was responsible for sourcing and acquisitions, joint-venture partnerships and managing new development opportunities for affordable, supportive, workforce and mixed-income housing in New York City and the greater NY metropolitan region.Noteworthy Experience - Led RFP response team on proposal production, assembled JV partners, selected and managed the design team and selected community partners for the winning RFP selection for Sol on Park a 195-unit in-fill new construction senior housing building at NYCHA's Morris Houses in the Bronx. Sourced and acquired purchase options from landowners on four sites in Westchester and Suffolk counties yielding the potential for development of approx. 585 units of mixed-income affordable housing. Managed design and entitlement process and secured site plan approval for 450 of these units, specifically:Overlook Terrace - 135 units of affordable senior housing in Cortlandt;Macquesten Parkway - 315 units of mixed-income workforce housing in Mount Vernon.

I served as Assistant Vice President of Multifamily Finance at the New York State Housing Finance Agency (HFA), the state bond issuing agency at New York State Homes and Community Renewal (HCR). In this role I managed a team of ten underwriters and was responsible for deal structuring, negotiation, and closing approximately $500 million annually in tax-exempt bond financed construction and permanent loans, and $350 million annually in subordinate construction loans. I closed 48 transactions and originated over $2 billion to finance the creation or rehabilitation of over 8,500 units of affordable, supportive, mixed-income, and public housing. My experience included projects in various communities in New York State, including the five boroughs, Long Island, Westchester, the Hudson and Mohawk Valleys, Albany, Syracuse, Rochester and Buffalo. I spoke at industry conferences in Albany and Manhattan on creativity in preserving public housing and state programs available for rehabilitating distressed multifamily housing.Noteworthy projects I financed in this role -

I served as a Senior Project Manager on a 5-person multi-disciplinary transaction team within the Real Estate Development Department. I conducted financial evaluation of new construction opportunities within NYCHA’s portfolio to develop new revenue streams, underwrote the repositioning and rehabilitation of 15,000 units of existing public housing, and managed closing teams to finance these developments in furtherance of the Mayor’s Next Generation NYCHA Strategic Plan.Noteworthy Experience -Stonewall House – I managed predevelopment to closing on the conveyance of 11,000 square feet for 145-unit seventeen-story low-income senior housing building in Fort Greene that is actively and openly an LGBTQ-friendly home for seniors. I negotiated NYCHA ownership of inclusionary housing air rights, plus upfront payments to NYCHA.Mill Brook Terrace – I managed predevelopment to closing on the conveyance of 30,000 square feet for 156-unit nine-story low-income senior housing building in Mott Haven. I negotiated upfront payments to NYCHA and improvements to the public housing campus.

Noteworthy Experience - Ocean Bay – I conducted policy analysis, underwriting, and deal structuring for New York City’s first public housing RAD conversion. The project leveraged over $220 million for capital repairs to 1,395 units in 24 buildings at this Rockaway public housing campus. Prospect Plaza – I managed Phase III predevelopment to closing on the conveyance of 30,000 square feet in Brownsville for a six-story mixed-use facility that includes 135-units of low-income and supportive housing, an education center, and grocery store; I also managed conversion to permanent financing for Phases I and II. Fulton Houses – I managed predevelopment to closing on conveyance of 11,000 square feet in Chelsea for a 160-unit eighteen-story mixed-income building. I structured a ground lessor’s note and upfront payments to NYCHA for extensive improvements to the public housing campus.
