Naim Brown is Carthage’s Project Manager. He began his career as an Assistant Mortgage Officer for the Community Preservation Corporation to better understand the lending and underwriting process of affordable housing. At CPC, he analyzed and closed up to 23 multifamily projects with a total loan amount of $70 million per fiscal year. Mr. Brown also worked in Carver Bank as an AVP in the Commercial Lending Department, as well as the Portfolio Manager for Carver’s $180 Million Commercial Construction Portfolio. Currently, Mr. Brown works on the development side of real estate, where he is intricately involved in the acquisitions, underwriting, and closing process for Carthage’s current and upcoming projects.Naim Brown holds a Bachelor of Science in Urban and Regional Studies from Cornell University and a Master’s of Science in Real Estate with a concentration in Finance from New York University.

Analyzed and underwrote over $40 million in multifamily, mixed-use and commercial loans in fiscal year 08-09.Construction portfolio manager responsible for the status, review and detailed analysis of over $180 million in existing Carver-originated and participation loans. Responsible for the underwriting, review and closing of all commercial loans through the NYC Pension Fund loan program with Carver Bank.Spearheaded participation in the NYSERDA Energy Smart Loan program with a potential pipeline of $10 million in the upcoming fiscal year.

Worked with two mortgage officers in closing 47 affordable housing multi-family mortgage loans for over $140,000,000 for the past two fiscal years.Primary liaison between the borrower, lender and various third parties involved in loan closing, including overseeing documentation prep, such as construction contracts, appraisals, trade cost breakdowns and property financial data. Responsible for accuracy and maintenance of essential documents needed for construction, permanent mortgage, refinance and Freddie Mac loans for multi-family properties.Responsible for property inspection and documentation of capital improvements for company-financed properties.Primary liaison with the borrower post-closing a construction loan to ensure that the necessary follow-up steps are taken (i.e. Filing of tax abatement, Certificate of Completion, Certificate of Occupancy, etc.) to ensure project completion and convert the loan into a permanent mortgage.

Assisted the Laura B. Thomas Project, an initiative to rehabilitate 7 residential buildings in Central Harlem.Created a database to screen future construction companies and recruited potential commercial clients for successful businesses.Researched historical landmarks in Harlem for ADC's preservation initiatives.

Assisted all property management personnel in the Holland House, a 15-story single room occupancy-housing unit for formerly homeless clients.Reviewed, organized and maintained the accuracy of all tenant files in preparation for the annual HUD audit.

Contributed to a major portion of the organization's 'Housing Needs Assessment' project for the Rural Tompkins County area.Recorded and compiled extensive data to create a comprehensive report through detailed housing assessments, interviews, surveys, and neighborhood evaluations.
