Develop and maintain detailed knowledge of lending programs and products in connection with MHP’s capital sources; including, private bank funds, Fannie Mae and HUD Financing (223(f)) and Risk Sharing. Develop initial term sheet for clients and effectively transition opportunities to loan officer for underwriting. Maintain knowledge of latest trends affecting multifamily finance, including issues related to market supply and demand, public policy and availability of public resources; including, federal and state tax credits. Attend affordable multifamily housing events and effectively network with industry leaders to widen awareness of financing products in the marketplace.
Originate, underwrite and close permanent mortgage loans using various financing programs; including, taxable debt and tax exempt bonds totaling approximately $35MM annually using funds from the banking industry to create affordable multi-family rental communities ranging from 5-289 units throughout Massachusetts. Additional responsibilities include, preparing and presenting loan proposals to various committees and boards, preparing loan transition packages, actively participate in the development of new financing programs and strategies to resolve risk related issues, developing and maintaining positive and effective business relationships with for-profit national developers, non-profit community based housing developers, external lenders, state and local officials, non-profit community based housing development companies and for-profit national developers, acting as direct liaison for the MHP/Fannie Mae $100MM Flow Facility; contributing to team goal achievement through underwriting expertise, marketing skills and policy leadership as well as maintain information on various tax credit programs, investor market and state lending programs administered by the Department of Housing and Community Development and Federal Home Loan Bank of Boston,
Originated, analyzed, underwrote and closed on the purchase of limited partner interests within Operating Partnerships that owned multi-family rental properties participating in the Section 42 Tax Credit Program. Additional responsibilities; included, preparing financial forecasts to analyze investor equity, stream of tax credits in order to maximize after-tax investor yield, negotiated investor terms for both developers and general partners, collected, reviewed and approved due diligence for closing and funding investor equity and prepared transition information for asset managers and provided guidance to interpret terms within the limited partnership agreements.
