• Research market competitors to prepare reports for managerial review using excel and formulas.• Gather information such as unit pricing, specials/concessions, occupancy rates, and pricing per square footage.• Reference competitor data points to make pricing decisions and specials to ensure we remain competitive within the market.• Participate in market surveys daily regarding our prices, specials, traffic, occupancy, etc.• Calendar management: use Knock to schedule multiple tours per day, weekly staff meetings, and meetings with current residents regarding community affairs or lease terms, reservations in the amenity spaces and more.• Plan monthly resident events and collaborate with outside vendors. Planning includes scheduling, budgeting, promoting, and communicating with participating vendors. • Conflict resolution between residents and employees: Ensure disputes are addressed swiftly to reach an agreeable resolution for all parties.• Daily marketing of available units by creating and maintaining craigslist posts for all current and future units. Posts include information such as pricing, sq. footage, specials, amenities, location, restrictions, and rental requirements. • Generate and maintain third party contracts with business partners.• Client onboarding: Coordinate with maintenance and cleaning crews to ensure that the unit will be ready by the selected move in date.• Weekly creation of financial and traffic reports: Using Yardi and Knock to pull various reports which are then formatted and sent via email to the building manager, regional manager, and owner. Reports include occupancy, specials, traffic, and detailed breakdown of tours (how many applied, why others didn’t apply, how many are still pending), as well as updates on upcoming lease expirations (how many having given notice, signed a renewal, or are pending)
