I grew up immersed in my family’s apartment business, and my deep-rooted passion for real estate goes back 30 years. My professional experience spans nearly every type of real estate. I’ve used that experience to build a company that operates a portfolio of over 1,200 units, with portfolio performance operating at 100% or more of projections since inception.My company, 52TEN, was founded on my unshakable belief in the principles of predictable cash flow and long-term appreciation. We invest private equity in real estate assets that hedge against market cycles. We use low leverage and operate in growth markets. Why are mobile home parks better than other real estate asset classes? ✓ Steady Occupancy. Residents own their own homes. Homes are difficult and expensive to move, which means residents live in our communities longer, therefore creating more steady occupancies.✓ Predictable Cashflow. When residents own their own home, they are more vested in the community, move less, which means more predictability in the cashflow.✓ Rising Demand. Manufactured home shipments increased 35% nationwide between 2013 and 2017 with no predictions of slowing.✓ Smart Investment. The manufactured home sector is the only major real estate asset class that has not experienced a year-over-year decline in NOI in any year since 2000.As we’ve worked with our investors at 52TEN, we’ve found that, no matter the size of their portfolios, they’ve been searching for alternatives to traditional investments.
