Midtown Manhattan, NY:Oversaw the complete restoration of our 5-story mixed use property that had sustained an electrical fire. Worked diligently with remediation companies (installation of temp lighting, temp covering of windows, roofing repair, etc), carting companies, demolition contractors, steel fabricators, welders, sidewalk bridge & scaffolding sub, masonry sub, sandblasting company, elevator mechanics, window contractor (fenestration waterproofing / weatherproofing), wood flooring and carpeting subs, plumbers, electricians, HVAC installers, millworkers, tile setters, low voltage subs, and locksmiths, from post-fire all the way through completion. Organized walkthroughs with subs and bid leveled quotes in order to ensure profitability, while being mindful that all required scope of work line items were included in price. Concurrently, led a team of in-house workers, ranging from carpenters, painters, laborers, masons, an electrician, and a plumber, for daily tasks, and entered in their hours accordingly. Worked alongside our expeditor, MEP & structural engineers, and violations consultant, in order to lift the building's FDNY vacate order, lift various SWOs, have ConEd unlock the gas for both the building & restaurant gas meters, and to ensure passing result of all required inspections. Performed takeoffs at all stages of the project, in order to complete all purchasing that was required. Interface with brokers, tenants, and manage the day-to-day operations of the property. Jersey City, NJ:Bid leveled proposals for various subcontractors & suppliers and handled all necessary purchasing towards the final stage of the project. Performed a full takeoff, material list, and estimate for the newly proposed nursery at the ground floor retail space of this 14-unit condo building. Verified all measurements in the field to ensure complete accuracy against the drawings. Overall:Designed and published the company website using GoDaddy's website builder platform.

Independently created lump sum, time & material, and task order proposals for potential clients (union and non-union). Collaborated with project managers to create change orders for ongoing projects. Analyzed drawings in order to perform quantity takeoffs and created scopes of work for multiple trades as to ensure bid conformed with all RFP requirements. Coordinated and attended walkthroughs with prospective subcontractors, suppliers, & architect and interfaced with client(s) to ensure more accurate estimates. Handled project buyouts and subcontract/purchase order negotiations in order to optimize profitability.

Worked on active projects using AutoCAD 2011 to ensure vital structures (i.e. columns) were fitted properly for existing floor plans. Needed to calculate loads, moments, shear, & deflection of vital structures in order to determine whether fitting was possible.
