My responsibility in this role was managing the commercial leases, licences and user agreements for the Department’s extensive state-wide property portfolio. This includes working closely with internal and external stakeholders to negotiate appropriate terms and conditions. I work closely with other members of the Property team to action property acquisition and disposal. In addition, I work with other government departments, councils, community group, developers and various other professional services.

This role included the overseeing of two key Projects - (1) Removal of the Sydney Monorail (2) Wynyard Walk Project. My time generally is split equally between the projects in the capacity of Senior Property and Projects Manager. I lead a diverse, multi-disciplinary team of property specialists and professionals. Responsibilities include:• Negotiation and management of commercial lease obligations, contracts, deeds, releases, indemnities and inter-related property rights. This includes the close out of land title conveyance deals• Investigations, dispute management and resolution• Development and implementation of risk mitigation strategies and plans• Management of commercial and property damage claims• Internal and external stakeholder management – this includes interface and procuring with local and other Government authority approvals, liaising with Lawyers and other consultants to agreed time and cost• Reporting, budget management and cost control• Team leadership and mentoring

Reporting directly to the COO. I co-ordinated a large portfolio of retail branches throught Australia 115 plus sites permanent and 220 casual sites. Negotiating lease renewals, site identification, market reviews, capital, site refurb/relocations to name a few.

Responsible for the management of State teams, consultants, town planners in the re-leasing of Optus technology based real estate. This includes over 6,000 sites around Australia primarily with re leasing expired leases and enter into new agreement with property owners. This is a unique and diverse role within Optus group where State teams seek my advice and guidance pertains to leasing strategy and development of the property portfolio

Over the past several years, I have been fortunate to consult and contract with many of the countries leading property groups. My consultancy roles invloved, leasing retail, commercial, industrial property, strategic managment, marketing, project management and assiting with increasing revenue streams.

Management of Top Ryde Shopping Centre including retail leasing, facilities management, overseeing of all marketing and public relations, conflict resolution and dispute settlement. I was also appointed as Project Manager for the redevelopment of the Top Ryde site, now complete and re-branded Top Ryde City. This involved lengthy consultation with local government and the community ensuring successful planning approval being granted. I was also accountable for recruitment, performance counselling and coaching. I managed the pre-redevelopment of Top Ryde Shopping Centre involving the negotiation and finalisation of new and existing tenants. My Involvement in political lobbying and driving stake holder support throughout 2007 helped secure successful approval of the proposed centre plans. The role with the Beville Group also saw me managing the refurbishment of Gosford Marketplace and the re-positioning of retailers within the centre. I was also a member of the Gosford CBD Committee, who oversaw and endorsed all development proposals and projects. Working in Ryde, I was an active member of the community and was involved with local government consultative committees, various charities fund raising events as well as sitting as the first president of the reformed Ryde Chamber of Commerce for a period of three years. This position saw me initiate many projects benefiting local business and the community.

The main focus in this role was the negotiation of leases within Westfield, GPT, Savills, Colliers and Lend Lease properties among other sites. There was also a strong emphasis on development and coaching of new franchisees and their staff along with individual franchise business sales. I was also responsible for developing business plans for all franchisees and overseeing the profit and loss of 70+ sites. I was successful lease negotiations on behalf of tenants and franchisees. Building the brand and increasing brand awareness within NSW/ACT at a minimal cost to the company. Assisting franchisees in gaining an increase in their weekly profit by analysing and calculating their average dollar sales, number of customers, cost of wages and outgoings.
