Worked with Pharande Spaces Pune, and did the project management for 252 acre 10 million Sq. Feet Township “Vaarivana” (Sanjeevani Integrated Township) situated in Urse Central, Pune, Maharashtra. My responsibilities are, project management, design management, procurement & contract management, billing, budgeting, estimation, project monitoring. My Designation in this organisation is Dy General Manager.“Vaarivana” A 252-acre Township, Design & Master planning by Landmark Group, township includes 2000 Bungalow Units, High Rise Towers & Mass Housing, Golf Course with Golf Club, School, Commercial & Business Hub/Towers, Convention Center and Hotels. This project is initiated from land to township in 18 months, following are achievements.Master Plan and Design finalized and completed,Six-hole Golf Course Design finalized and construction completed, Open Space, Landscape, and Infra Services including 6 Km internal & external bitumen road completed including street light.Mock-up Bungalow (04 No) design finalized, construction work completed and handover to Sales & Marketing to launch sales. including interior and furniture and furnishing.Sales and Marketing office a 16000 Sq. feet glass structure with tensile roof completed and sales operation started.Sales Activity Started almostalmost 450 Bungalow sold. 350 units Plinth completed and more then 290 are advanced to second slab.100units are completed for handover and 50 units handover has been given. Project which i also looking are:-Woodsville Chikhali. and L -Axis Spine Road A RCC G+12 Floor Conventional RCC Structure with premium specification,two tower handed over and 5 tower at Woods Ville are progressing . and at L-axis ,F,G, J& K Building RCC Shell structure are under progress.Puneville Punawale Design by Aedas, the award-winning architectural firm which is ranked second globally. Premium apartment with RCC Structure in Mivan technology with G+22 floors, 5 towers are under progress.

Responsible for Project management, Design Management, Project Planning, Cost management, BOQ review, Estimation, Budget, cash flow, managing Consultant, includes, contract negotiation, award of contract & administration for following hospitality projects. Refurbishment & renovation of premium class high end interior works for 200 room (100 KTR) luxurious five-star hotel/resort,with Reception Lobby. Refurbishment & renovation of premium 7 No independent Suit Rooms (Hermitage & Burmese) Project Completed, Estimated cost of Project was - Rs 115 Cr.Construction of 50 nos Spanish Cottages and 20 Nos Royal Suit each of area 600 and 1200 sq feet respectively. A steel structure with metal & tensile fabric roofing, each cottages are built with high end specification, Estimated cost of Project was-25 CrConstruction of” MABRUK “a Lebanese restaurant and “NAMAK & AFREEN “an Indian specialty restaurant, scope also includes renovation of existing Four Seasons restaurant. These all restaurant are built with high end interior works which includes kitchen equipment’s, lighting, all services, furniture etc. Estimated cost of Project was- Rs 25 Cr.Completed Mock-up of 2 BHK & 3 BHK Wooden Chalets (Willows) fully furnished with high quality rich interior residential Product (Estimated cost of Project 3.5 CrCelebration 2 BHK Apartment, 12 Blocks 72 Units. Estimated cost of Project 49.0 Cr. Including fully furnished with high quality premium interior residential Product.Prepare and got approved construction plan from management for product pricing / costing for QING Villa’s, a high end premium ½ acre residential product, ticket size approx. 30 Cr with a built-up area 10000 Sqft. (Architect Mr Vivek Bhole). Got approved construction plan and project base line budget and Cash Flow for city development from management which was workout to Rs 6500 Cr. Also did the cost management, monitoring, tracking, and MIS for incurred cost Rs 550 Cr.

I was worked as a Manager Project Control (Planning Department). Aamby Valley has just started sales of residential products and responsibilities to complete,these sales (Villas and Chalets) are given to my Team, which we had completed successfully and up to the management satisfaction.My responsibilities in the organization during this period are: Product estimation and pricing of Villas and Chalets. Updating cost inflation and design changes to sales team on pricing.Quantity Surveying, Estimation, Rate Analysis, Budget,Cash Flow.Preparation of Tender BOQ.Extra items with villa owners / architects and settlement of dispute if any.Tracking of Invoices (Extra Cost Letter) for changes desire by Villa Owners. Updating Chang requested, its approval and payment. Almost more than 2500 invoicing has been made and revenue generated was more than 90 Cr in addition to original sales. Design Management, Review of Drawing, finalization of material specification, finalization of finishing and Interior material for all Villas and Chalets. Project Planning, Change Management. Managing Consultants, Clients, Architects and designers. Using ABC Analysis concept for material procurement.Supervise the functions of QS & Estimation having team of 20 dedicated Quantity Surveyors, estimators and engineers.Costing Reports, Cost to completion reports. Also developed highly detailed and sophisticated estimation system in ExcelPre-Tendering, Contract formulation, Pre-Bid meetings clarification, negotiation of contracts, techno-commercial discussions,Award of work for International School Phase-1 and various Infra projects such as road and water supply and sewerage and power distribution.More than 530 villas & 75 wooden Chalets are sold/constructed for which I am primary responsible for take-off quantity, estimate, budgets tender BOQ, and invoicing to customer. All Villa and Chalets are completed and handover. Approx. cost Rs 450 Cr. was managed by us.

Program Management Organization (PMO) was established by Bechtel Overseas Corporation USA who was appointed by Aamby Valley City (Sahara) for project management, and primarily responsible for development of Aamby Valley City. My self-worked as Sr Cost Engineer / Planning and Project Control engineer under Project Controls Department and responsible for, Project Scheduling, Project Tracking and Monitoring, Budgeting, Estimate, Cost Control & Monitoring, and Change control. Areas performed by me are • Estimation and Budgeting• Cost Control and Cost monitoring• Early identification of potential change and its control• Cost Reconciliation of project• Project Scheduling, Tracking, Monitoring and Analysis.• Quantity surveying• Rate Analysis, tender estimate, Bids comparisons, negotiation with contractors.

Transfer to Billing Department after successful completion of Management Audit.My responsibilities in Planning Department are:• Verification of RA / Final Bills for various development activities • Preparation of variance statement and approval from Project Manager. • Verification of material reconciliation statement.• Settlement of claims, extra items submitted by contractor.• Payment statement report • Amendment / Closing out Contract.• Reporting and presentation to Project Manager on the Issues, status, compliance, areas of concerns and corrective actions • Established Billing Procedure and its strategy and interface, with the Billing and Accounts Department

Appointed as Engineer in Charge for execution of 13 Km Pawana Water Lifting Scheme (From Pawana Dam to Sahara Lake City which includes 7 Km Rising Main and 6 Km Gravity Main) my responsibilities are • Construction of Break Pressure tank, Delivery Chambers, Jack Well, Pump Room, Equipment Foundation, and Coffer dam.• Laying of MS Pipe dia 609 OD.

Construction & commissioning of DM Plant at U.P. Petrochemicals Pata Etawh U.P, a project of Gas Authority of India Ltd completed & commissioned under M/s Engineers India Ltd. Erection and commissioning of " Automatic Jet Air Fans Ventilation System" at Konkan Railway

Execution, construction, and site supervision of two residential complex Sangeeta and Shweta apartment (G+ 7) complete structures from land survey to handing over of project.• Execution & planning of civil works like Foundation, RCC Structure column, Beam, Slab, Roof slab, Base slab, block work, Plastering Waterproofing, MEP Services, Flooring tiling and painting, Firefighting and Lift etc. including external infrastructural development for apartment building. • Preparation of Sub contractor bills, Measurements, reconciliation of material& quantities, BBS, pour card, excavation plan• Material procurement, preparation of progress report, work schedule and labour muster roll for wages payment. • Management & deployment of direct labour & Material• Interaction with sales and marketing team regarding client visit and requirement. • All documentation work and records up keeping.
