Role Summary and Responsibilities:• Managing to lease all available vacant units (Residential Commercial)in UAE• Attend to all complaints and requests from tenants related to the lease terms and maintenance problems• Liaise with all local authorities (Abu Dhabi Municipality, Dubai Municipality, RERA , DEWA , ADDC Civil defense , Dubai and Abu Dhabi Courts)• Negotiate and execute lease agreements on behalf of the landlords in compliance with the management manuals• Attend to all maintenance problems and emergency repairs• Prepare suppliers invoices and authorize all payments• Attend to all legal matters related to all developments• Ensure the maintenance of acceptable safety and legal standards required• Regular visits to tenants and maintain good relationshipsFacilities Management•Maintains all infrastructure and compliance documentation including up-to-date building drawings and specifications•Ensures that all facilities are operated and maintained in a cost-effective and safe condition in accordance with the approved budget and the customer's requirements to fulfill contractual obligations•Build team and bring in expertise (Electrical, Plumbing, etc) to improve, support and maintain Site needs•Manages, directs and schedules day-to-day and long-range activities for assigned projects•Manages and supervises facility personnel including hiring, promotions, recognition, discipline, and performance management. Plans, directs, and monitors the performance objectives of facilities personnel• Preparing the formalities to call tenders and compared and recommended service contractors• Managing renewal of annual service agreements for properties• Monitoring preventive maintenance checklists and corrective maintenance reports• Establishing and monitoring subcontracting agreements• Performing property commissioning including managing the handover process and acquisition for brand new projects on behalf of the landlord• Approving signing repairing quotations
