Perform Property Condition Assessments as part of the Real Estate Due Diligence process. Evaluate structural and mechanical systems of the residence to provide valuable information regarding their potential functionality, consistency with good construction practices, safety concerns and financial impact. Educate the client as to property maintenance as well as the actual and potential conditions of the property including steps that can be taken to either prevent or remedy their occurrence. Write a report that details the inspection findings and provides additional commentary on the property. Provide consultation to the client regarding concerns for the property.

The initial step is to contact the adjuster and establish a clear definition of the project scope. After learning the project details we establish a budget for the proposed scope and relay that information to the adjuster for approval. If the investigation dictates the need for scope changes a new budget is developed and approved is received. Some examples of such scope changes may be the need for additional individual inspections, joint inspections, additional expert involvement or the purchase of exemplar items and subsequent testing. The claimant is then contacted to arrange a date and time for an inspection. The inspection is carried out,taking copious notes and photographs for future reference and possible testimony. An analysis of the available information is then executed and verified. After verification a verbal report of findings is provided to the client. A written report is prepared upon the request of the client. After verification the written report is forwarded to the client. In most cases the adjuster and/or attorney uses this information to reach a settlement and the project is closed. In the event the project goes to trial I work with attorneys and other experts to provide the required deposition and/or testimony throughout the process. I also provide review and critique of opposing experts opinions for use in discrediting their technical conclusions.

Hancor (ADS) manufactured and sold HDPE smooth interior corrugated exterior pipe used for infrastructure drainage. I was a product expert and provided technical support to 5 sales personnel throughout Maryland, Delaware, Virginia, Pennsylvania and New Jersey. On a rotational basis I attended sales calls with them in to provide greater technical depth to the knowledge base. I also conducted technical education seminars for specifiers and designers. I met with municipalities to educate them on the virtues of the product and to secure specification of the products for municipal projects. I provided on-site installation support and education to secure the proper product installation and guarantee appropriate product performance and service life.

I served as the intermediary between the inspection engineers and the prospective buyers of a property. I worked closely with field inspection engineers to fully understand any and all potential issues with the subject property. Any issues were then analyzed to determine their overall impact on the subject property and property value. I used the information to manage the expectations of the client (prospective buyer) and facilitate the decision-making process. Long range maintenance expense tables were often prepared as part of the package. The subject properties were commercial and industrial in nature.

US filter was in the business of designing, supplying and building large scale water filtration systems as would be used by municipalities. The primary focus of the project manager position was to maintain all aspects of project execution including, establishing scope and overall performance metrics of the plant, identify the requisite water plant components, address any specialized client needs which may have bearing on scheduling, equipment, installation and fabrication, ordering and scheduling delivery of system components, on-site support as needed and work with on-site commissioning personnel through to the final stages of acceptance. The project manager was the single point of contact for all project related communications, needs and documentation.

PCI Corporation provided due diligence services to the industrial and commercial real estate community. I performed structural and mechanical evaluations on properties being considered for purchase by our clients. During these inspections I evaluated such items as HVAC systems, electrical systems, plumbing systems, fire suppression systems, roofing, moisture intrusion, outbuildings and peripheral concerns such as the amount of parking and the quality of parking surfaces. I took photographs and notes during the inspection process and prepared a written report of findings.Additionally, I conducted inspections to ensure the validity of Construction Loan Draw requests. This activity consisted of a complete tour of the construction project noting the actual physical status of construction as compared to the stated status on the draw request. I also evaluated the stated costs of construction in comparison to those considered to be reasonable and customary. Photographs and notes during the evaluation and prepared a written report of findings.

Criterium Engineers provided due diligence services to the residential real estate community. I provided inspection services of residential structures; evaluating such systems as HVAC, electrical, plumbing, fire suppression, roofing and moisture intrusion. The residences were also evaluated to identify structural concerns and the potential need for more detailed structural evaluation of the property. I took photographs and notes during the during the inspections and prepared a written report of findings.

Columbia, South Carolina

First defense to developed and patented a unique arched dual-mesh physical perimeter security fence used in prisons, mental health facilities and juvenile detention centers. The company had previously experienced failure three times prior to my arrival. The company president and I were hired to make the company viable. I worked directly with the company president to settle previous debts and independently to bring a new level of professionalism and technical competency to the company and its products. I purchased materials (steel pipe), qualified vendors (pipe benders), carried out new product development, worked with contractors to establish appropriate installation criteria and methodology, carried out vendor and installer training, interfaced with end-users to properly assess their needs, scripted and narrated installation videos and prepared advertisements. There were only two individuals working at the company aside from an administrative individual. You can imagine the multitude of things which need to be addressed; I became involved in most of them. As a side note the company is viable and functioning today.

Rotor Systems Structural Analyst - I applied the appropriate and required design criteria and methodology to the development new aircraft components to be used on helicopters such as the UH 60. I additionally used finite element modeling software to perform a structural assessment of the MH-53 helicopter rotor head.Overhaul and Repair Engineer - I assessed damaged and/or worn rotorcraft components for repairability. I developed standardized multi-step repair procedures and intervals for said components. These procedures were documented in an Overhaul and Repair Instruction. This allowed multiple repairs to be carried out, in incremental steps, over time and established a definitive repair limit at which the component was removed from service and discarded.Materials Review Board Engineer - I assessed incorrectly manufactured and/or damaged rotorcraft components for repairability. If during the manufacturing process a component were miss manufactured or damaged due to handling I would evaluate it to see if it were repairable and ultimately usable on an aircraft. If the component was repairable I would design the specific steps of the repair to be carried out on the manufacturing floor and provide supervision as needed. If a particular manufacturing anomaly occurred more than three times, an Overhaul and Repair Instruction for the standardized repair of that anomaly was created.Fatigue Test Engineer - I fatigue tested rotor head components in order to establish safe inspection intervals and component lifetimes. This included such activities as designing the test, supervising the development of the test rig, selecting the location of strain gauges, supervising the installation of strain gauges, instructing technicians on the proper operation of the test, providing test oversight, nondestructive component inspection, reduction and analysis of data and establishing the components operational lifetime.
