The Head of Dispositions at Rise Home Buyers plays a pivotal role in the success of our real estate endeavors. This position is responsible for effectively marketing and selling all of the company’s wholesale real estate deals to investors and end-buyers. As a central figure in the sale process, you will oversee the entire disposition strategy, ensuring that properties are sold efficiently and profitably.Key Responsibilities:Marketing & Selling Wholesale Deals: Lead the efforts to market and sell all wholesale properties under contract. Ensure that each property reaches the right target audience, and negotiate the best terms for a successful sale.Relationship Management: Develop and maintain strong relationships with investors, cash buyers, and other stakeholders to ensure a swift selling process. Regularly communicate with potential buyers about available and upcoming properties.Pricing Strategy: Conduct market analysis to determine the optimal pricing strategy for each property, taking into consideration repair costs, ARV (After Repair Value), and desired profit margins.Contract Management: Oversee the preparation of sales contracts, ensuring that all terms and conditions are in favor of Rise Home Buyers and that legal and financial risks are minimized.Coordination with Acquisitions Team: Collaborate closely with the acquisitions team to understand the pipeline of properties coming in and to ensure that there's a seamless handover of properties.Reporting & Analysis: Regularly report on the status of properties, from the initial marketing stage to the final sale. Analyze sales trends, buyer feedback, and market conditions to refine disposition strategies.Continuous Improvement: Stay updated with real estate market trends, and propose innovative strategies or tools to improve the efficiency and effectiveness of the dispositions process.

I say this because I’m not just learning real estate but general business etiquette. My position as ‘Salesperson’ at Get.Furniture included these responsibilities:* Learning price points, furniture specifications, & manufacturing information in order to properly and efficiently sell. Furniture was located on the store floor, catalogs, & online.* Customer service in person as well as over the phone for consumers who were interested in purchasing. This included follow ups for specific long term clients. * Scheduling Facebook & Pinterest post each week for our online marketing efforts.* Maintaining the shop as I was the only person in the store 90%-95% of the time. This was especially important durning COVID-19 times when sanitation needed to be conducted regularly. My time at this job came to an end solely because of family issues that arose in early august of 2020. This forced me to take an extended leave of absence in order to allocated a portion of my time, efforts, and responsibilities.

My schedule for my internship at Berkshire Hathaway was only a few times a week with ranging hours. This was initial exposure into the life of a reality and what it takes to bring value to one. Spending time at this branch adds to the list of experiences that shaped me as a real estate investor and business man.

My job title at the time was Site Supervisor. This meant I was in charge of managing & maintaining pool/pool grounds. To maintain pools, I was required to learn what chemical levels were acceptable for pool use as well as correcting them by adding specific chemicals when needed. This required me to have these specific chemicals in my personal car at all times.Direct contact and conflict resolution with property managers and lifeguards who were guarding at my 13 pools was also part of my job description. The towns that these pools were located in were Sayreville, Old Bridge, East Brunswick & Edison. This position required me to work 6 days while being on call till 8:00pm on those days. The job was long and tedious but paid out in the long run to increase my leadership skills as well as my customer service skills. I worked up to this position as I was apart of this company for the past 2 summers (from the time I was 16).
